Tomorrow we may come this way...

To scrape, I'd have to remove wall paper. Leaving...bare wall board. I think I'd be better off leaving the paper.

It's going to be sold as-is. And if, as I said, this is supposed to happen, I assume the buyers will see past any flaws. But I'm so nervous I'm exhausted and queasy. Silly, of course.

Just do one room at a time. Go over ever place in it with a fine tooth comb and when you are sure it is clean, close the door and don't open it for anything but to show it to buyers (or Realtors). We always had to do this stuff every time we moved out of base housing. It usually took a several days to a week with 4 kids and a mom to get it up to the inspector's standards. Cutting it down room by room helps against that feeling that of overwhelmedness.

FWIW a place that needs painting or redecorating didn't put me off as a buyer although I wouldn't want to do a lot of wallpaper-stripping. :)

That's what I should do...just wish it wasn't too late for today! I thought I'd have more time. But the realtor is coming at four. Nothin' I can do about it this time around.

But it's still a good plan.

Rosie, you've still got time to do it! Realtors are used to messy houses. Think about all the houses they sell from families with kids!

I remember when we bought the first PA house, it was such a mess when we toured it. And the former occupants were smokers and you know what that does to paint and stuff. But it was still the best house in the best location, so my parents decided we could live with it.

Don't worry... the realtor isn't Judgment Day, but she will probably take an objective look and give you advice on which things you should work on and which things don't matter.

I can't help worrying! It's in my nature!

But...on the positive side, she should also be able to give me an estimate of what they think they can get for the house. That'll be good to know.

Unless it's far less than what I paid, which I'm ASSUMING it wouldn't be, but I really don't know. I'm trying not to get my hopes up, but hoping a bit just the same.

Heh...ya know, I KNOW I make life more difficult for myself allll the time...because rather than dealing with problems as they come, I imagine all possible problems before any occur. Dunno how to change my personality, but it sure makes for a lot more stress than I really need.

What she will do is look at things that need work in terms of dollars won or lost. It isn't personal ;~D She'll see things that you can spend a little on and gain couple thousand or a sale... things that people will use as dickering flaws to reduce the price, things that will turn people on or off about the house's potential. You can look at each of them and see how many of them you can do anything about.

That's where it's gonna get depressing...because I can't spent a couple hundred to earn an extra thousand. Hopefully she doesn't get upset about that!

So...I just gotta pray about it and hope for the best.

Hey, I bought it knowing it needed a lot of cosmetic work - hopefully someone else will see it the same way! I wish I had been able to get to more, but...didn't happen like that, unfortunately.

I'm HERE! Just very very busy! My mom has been sending me old photos via email...tons and tons of them that she apparently scanned off her old slides.

If I don't keep up with it, they fill up my mailbox and my emails start bouncing!

listen, maintainin' an immaculate house by yerself, and still maintainin' some semblence of a life is durn near impossible... jest do the best yuh can, and try to have a happy balance...
