Don’t blame ya. I tolerated mine for 10 years and won just about every war with him. The final straw was he gave away my child’s kittens on Facebook. We suspected as much. He didn’t know we had him FB blocked and it backfired on him in spectacular fashion. Got the cats back and I didn’t have to do a thing but watch him crumble. He barely comes out of his house these days.

Not much of a sales pitch. Is that the sort of thing a seller is required by law to disclose??? Maybe only if the neighbor had done stuff legally recorded or actionable vs. the seller?? Otherwise, I don’t know why someone would put this out there and make it harder to sell their home.
When I was in elementary school, I had a friend whose mother painted her own cottage/home purple and did so all over the front face of the house with the messiest possible big brush strokes. Why? To spite the feuding neighbor whose cottage was next door to theirs with a shared wall between the two side by side small homes. Her “revenge” was the fact that the neighbor would have look at the purple front of the adjoining house again and again and again.
As a real estate broker I appreciate this and have stories of similar situations, but not on the sign. LOL.
Sometimes it takes one to know one.
I would not show myself to be crass enough to print and display a sign like that. I would be less than inclined to even do business with such a person. The seller has negatively profiled himself bigtime.
All the (A.H) neighbor has to do is to post a small sign with an arrow pointing to the other house saying “There He Goes Again! SMH”

Our perpetually drunk next door neighbor when our kids were preschoolers angrily forbade children from riding their tricycles on the public sidewalk in front of his home. If you tell the buyer your neighbor is running a crack house or whore house or a wife beater or just a downright arse, you are opening your self up for a slander law suit.
(and will end up ‘giving’ it away)

That won’t give the home any curb appeal.
