“Although Tenant may have visitors from time to time, it is understood that occupancy of the Premises is expressly
reserved for Tenant only, and any person occupying the Premises as a guest for more than seven (7) days during the Term
shall be treated as a guest only if the Agent is notified in writing by Tenant and consents thereto. Otherwise, the occupancy of
the Premises by an unauthorized guest in excess of said seven (7) day period shall be deemed a breach of this Lease, and
Landlord shall be entitled to recover from the Tenant and guest (whose liability shall be joint and several) an amount of rent
equal to that being paid by Tenant, in addition to the right of Landlord to declare this Lease in default and pursue any of
Landlords other remedies hereunder or by law.”
Although I am not taking sides here, I note that the Groves is essentially a private dorm, where rent is charged on a per person basis, not a per unit basis. I bet that the University would take the same position if this was on-camnpus housing, where room and board is per student, and two people were sharing the same space for the price of one.
Eh. I’ve been an apartment manager before. I think that there’s more to this then we’ve been shown.
Omitting critical info to create a controversy is an old media trick. Maybe the two were having wild noisy parties every night until 3AM.

What does he not understand about an agreement?
We have rentals out here in Oregon.
We have guest restrictions also, but the tenant can add new names to lease easily. The only cost is that we charge $35 for a credit and background check (which is what it costs me to get it run). I have had numerous instances where they would balk at having the background check, either because of the $35 or because of what they knew we would find.
The last time this happened, a wife rented a unit saying she was getting divorced and that she had a restraining order against her husband. Two weeks later, he and his dog are living in the place, being obnoxious and threatening the manager about all sorts of things.
I prepare a letter terminating her lease and plan to hand deliver it, so I arrange a meeting and ask the police for a “domestic standby”. Cops show up, run the plates on his vehicle and tell me he has several assault charges pending: different incidents, multiple victims.
I knock on the door, give her the letter, agree to a move-out date, etc. He is hiding inside because of the restraining order and the cops being outside.
He calls me later and says I am a coward for having the cops there...

Just because the husband in this case is in the military, it does not automatically mean that he has a clear record, or that he is an even-tempered, pleasant person to be around.
Given those terms, the newborn daughter is not on the lease and thus the mom could be kicked out!
I am reminded of the scene in The Godfather when Vito Corleone agreed to help the woman who was evicted because of her sons dog.

The units are 4 BR units and they charge per person. Fairly obviously the landlord has a strong incentive to keep his four person units from becoming 8 or 12 person units by students trying to save money.
Not excusing his failure to make appropriate adjustment in this case, of course.

The enlisted rank soldier is her husband. The landlord is an elitist, anti-family, anti-American creep. I’ve met a few former members of the military, who demonstrated a generalized hatred against enlisted soldiers and families.
