Just a tip on seeding your lawn area, Alfa.

Rake it smooth and lay out irrigation ( I see you have it in place), mulch the area with peat moss or a fibrous material that's use in hydromulching, put down a 10-30-10 ratio fertilizer and seed with a combination of annual Rye grass and whatever perennial grass that's suitable for your area ( Bermuda, Tifton, Kikuyu). The fast growing annual rye will provide nitrogen and cover for the desired lawn grass. Keep the irrigation in place and keep the area wet; leave it alone and don't mow it with a lawn mower (mowers suck on the newly started grass roots, stressing them), cut it high with a weedeater if you have to.
The rye will be gone by next year and the result will be a nice uniform lawn.

Annual rye seed is cheap, lawn grass is expensive and mulch and fertilizer are relatively cheap. A nice lawn....priceless.
