2) By everything they are communicating elsewhere, this is likely fake news or just a fake.

I don’t think so. Supervised destruction of the nuclear program and recognition of Israel would be firm requirements. The latter in particular removes any reason for the regime to exist because destruction of Israel is the centerpiece goal of the state under the Ayatollahs
