Rents across the United States have hit a record high, with the median rent for a one-bedroom apartment now reaching nearly $1,500 a month, according to the Zumper National Rent Index.
The sky-high rents are up almost 12 percent compared to the same time last year, the analysis finds. The jump in rents now beats out last year’s record rents.

They built two new apartment complexes in my area 2020. I want to look back in the spring just for kicks. If I wanted to get an apartment the size of my house 1,300 ft², it would be 4,200 a month. No thanks.

There’s nothing wrong with renting. It still provides a basic human need: Shelter. Plus people are mobile and maybe want to live in an area for a couple of years to check it out before deciding to stay and buy a home or move.

I don’t know how true it is in these crazy times. But I read somewhere that renting was a zero-sum game. You lose by not building equity. But you gain by not having to pay taxes and for repairs. Put that extra money in a good investment account and you’ll break even, roughly.

If you read the article and look at immigration from 1960-2022, you’ll find that there isn’t a correlation.
This article is trying to blame immigration instead of global capital inflows, high regulation, high permits, and 50 years of high density or urban growth planning.
Lack of building since 2009, high labor & material costs are also factors.
Also historically real estate is the last to capitulate to deflationary pressure, which is why smart capitalists “ramp it up” until the dam breaks.
