The Jersey Shore is very varied. I was simply pointing out that Ocean City is basically working-class not high-end. It wasn’t some dig at Texans, lol.

Oh I dunno..

In your own Texas a few years ago a guy in Houston/Galviston was boasting that his house had been badly damaged or totalled 3 times from hurricanes over the years and he got a brand new house or almost every time and didnt shell out a penny...

I did not take your comment as a dig at Texas, just saying we understand because we have been through it numerous times. Some one from the middle of the country might not understand but we do.

He’s running into the problem that always happens when a place gets the disaster area label. The insurance companies delay paying because they’re waiting for the government to pony up first, and of course the government is working on government time and won’t pay up for at least a year sometimes 2 or 3. In the short term you’re better off if your disaster doesn’t get the government label, in the long run you’ll make more money, but you need to be prepared to wait.

You did see the part where I said I was joking/being ridiculous, right? Every State/region has dangers - and if that ONE guy who was bragging actually got a new house out of it, several times, then he is probably paying very high premiums because he’s in a high probability zone.

Way back in August 1987 my home was flooded. It took 2 years for National Flood Insurance Program to settle our claim . . . at 10 cents on the dollar.

After 2 years fighting for an honest settlement, we finally decided our health was more valuable so we cut our losses and walked away.

NEVER again will I EVER own property that is not on the top of a hill.

The trend is to disrespect property rights including insurance claims or dare I say GM’s secure bond holder rights.
I operate a trucking company. Man, let me tell you about my insurance costs.
