Your trade with your buddy sure does sound like a sweet deal. And from a business/financial standpoint I can understand you selling the place on chincoteaque and going for NC.
We do love living here. We're 2 miles west of 13, so sort of in the middle.....15 miles from Chincoteague and 9 miles from Saxis.
I really do get a kick out of the folks that come down here with all these hig-falutin ideas about what they are going to do with their "investment." The guy that bought the farm across from us late last summer was going to put in a rental community (basically a trailer park) and no amount of explaining to him the land wouldn't perk for septic and well, the road couldn't handle the traffic and the county would never OK the roads he would have to put in would keep him from going on....he knew better than the locals and could get around the county with out problem.
The For Rent sign came down after 4 months.......he wanted $900 a month for a 2 bedroom farm house in the middle of no where.....the For Sale sign has been up nearly 4 months now and as far as I know not a single soul has looked at it....and he's going to take a beating on it because he put about 20grand in improvements into the house and is asking the same price he paid for it last year......but he is only looking to sell the house and 2 acres.......not the other 80 acres.
There is no way he's going to get $160,000 for it. That's nearly 3 times what our 2 acres across the road cost us last year and our house is bigger and we have more outbuildings.
I realize I am just a "come here" but have made enough of an impression on the locals with this particular issue that I have been accepted because they do believe I didn't come here to make changes. Because it is the truth.

I've been out of town on business this month, just checking in with all of you.
I'm happy to report that my daughter and her husband had their little baby girl this Tuesday.
So, I'm going to fly to New Orleans next month to see my new little grandaughter!
