The Democratic nominee for mayor of Providence, RI, is vowing to enact a controversial rent stabilization scheme to help working families, as the capital of America's smallest state ranks second worst in the nation for affordability and homebuilding.
State Rep. David Morales, a 27-year-old Democratic Socialist endorsed by Sen. Bernie Sanders (I-VT), made local history this month by becoming the first challenger to defeat the incumbent mayor of Providence in a primary.
Housing affordability has emerged as the cornerstone of Morales' campaign, with the progressive candidate saying that if he wins in November, he will work toward putting into effect the rent stabilization ordinance vetoed earlier this year by current Mayor Brett Smiley.
The controversial measure, which passed the City Council in a 9-6 vote in April, would cap annual rent increases in Providence at 4% for apartments in multiunit complexes, excluding new construction, small owner-occupied buildings, and existing affordable housing units.
Smiley, a moderate Democrat serving his first mayoral term, immediately rejected the bill, arguing that rent control limits housing supply, disincentivizes new construction, and shifts tax burdens onto single-family homeowners. Most economists are skeptical of rent control as an effective solution to address housing costs.
Morales, however, remains committed to signing the rent control measure into law within the first 100 days of his administration, aiming to begin enforcement in fall 2027 or in early 2028, as the station WPRI recently reported.

Investing in real estate in Democrat-controlled cities doesn’t look like a winning proposition.
Maybe some people believe there will be a dead cat bounce to inner city property.
I am in favor of affordability in college tuitions. Maybe we should cap faculty salaries at $35,000 per year and administrator salaries at $30,000.
Since our universities have become the great reservoir of leftism in the U.S., faculty and administrators — good socialists and progressives that they are — should be all for this.
I don’t think this guy could fog a mirror without help. In the history of Man, rent controls have never worked. Quite the opposite. Argentina dropped it’s rent controls in 2024, two years later the supply of rental housing is up 176% and rental rates have actually fallen 41%. Mamdummy persistent rent controls continue to decrease the supply of housing space in NYC. Free markets solve a billion simultaneous equations per second. I don’t think this twit is up to it.
