A serial squatter was sentenced to 20 years for fraud after she’d been evicted nearly three dozen times and racked up thousands in property damage under multiple aliases in Texas and Colorado for decades.
Heather Ruybal was slapped with the maximum sentence in Dallas on Aug. 31, after she was found guilty July 27 of felony fraud for using a false name and writing a bad check to lease a house in 2023, Denver7 reported.
“This is what she did for a living. Moved into individuals’ homes knowing that she wasn’t going to pay her rent, then exploit the eviction process,” Moore told the outlet, adding that her track record showed she had “no remorse” for her crimes.
Last month, Ruybal was convicted of using her father’s identity to rent the home in Rowlett, Texas, under the alias Heather Schwab, then never paid a dime in rent after moving into the residence, Dallas County Assistant District Attorney Amber Moore said.
Ruybal was also ordered to pay $40,000 in restitution to the victim, Jessica Davis, who rented her the Rowlett, Texas, property through a listing on Zillow.
Ruybal had rented the home under the name “Rayes Ruybal,” the name of her father, according to Davis.
When Ruybal finally moved out after months, Davis said the four-bedroom “dream” home reeked of urine and cigarette smoke and was littered with trash, food and debris throughout.
“Both of the toilets are clogged with mounds of toilet paper and other seemingly fluids,” Davis previously told Fox News.

Now taxpayers can pay for her housing, food and medical.
One of the main reasons I have no interest in owning rental properties.
I guy I worked with owns seven houses. He was always trying to convince me into buying a multi family rental house. Stories like this always made me reluctant.
That and LEAD PAINT issues in older houses around here.
There are now companies that specialize in removing tenants that take advantage of landlords. I do not mean the local motorcycle gang either. Legitimate companies that have experience in removing tenants that have stopped paying rent and know how to work the system.

You chose wisely. Over the past 40 years the State Laws and Judicial Decisions have been bastardized in favor of the tenant/squatter.
Well, now he has a place to live for free (to him) plus 3 hots a day.
I love NH’s squatter laws.
Makes it virtually impossible to claim ownership of a property.
That’s not living it’s existing for some it’s okay.
People did that to my parents many years back. A friend said he would take care of it. He showed up with a few drunk buddies and went in the front door with the people there. The began throwing stuff out the front door as quickly as the could. They left with a warning to return the next day and continue. They people were gone and everything went to the dump.

Excellent show...I don’t see it listed anymore. I hope it’s not been cancelled. All done legally without loss of temper - screaming and cussing is done by the “squatters”...He gets the legal owners of the properties to sign a lease with him giving him rights to enter the property for “work”.
It’s amazing that squatters think they have rights against other squatters. The law is an ass. A squatter can break in and change the locks but you can’t go into your own property and change those same locks.
I’m glad to see that her housing situation has been resolved for a while.
