“Yikes” has got to be the most informational OP comment I have seen. I feel more informed now.
When I rented an apartment in north Alabama in 2018-2024 the rent went up 10%-15% every 6-9 months.
The worst times were when the property would sell and new owners would come in and do some fluff fixes (totally cosmetic) and really jack up the rent. I’ll never rent again.
Blacks are moving to the suburbs and being replaced by Hispanics, etc., in the hood. What’s different now is the mass building of apartments in the suburbs. Ghettos of the future.
Income was going up when Trump was elected, then started falling when Biden got elected.

Comparing Nominal to Real data is an old trick. I haven't verified what Grok claims here. But it looks like BS and a quick watch confirms the Nominal vs Real hoax.
