Its so common now that in major urban areas, a large portion of homes (and condos) are held as speculative investments - from middle-class investors holding 1-2 for rental income, to massive investment funds holding thousands of units.
Apartments are being massively built now in my neck of suburban Florida. and not condos. They are destined to be ghettos sooner or later. There is obviously some tax loopholes involved. Somebody builds it, sells it along after a few years or less, etc. Rinse and repeat. Take away the financial incentives and you will get more owner occupied condos built.

We, along with Trump, know full well that deportation of 30 million illegal invaders would fix any housing shortage immediately.
A lot of us live in old houses that government regulations and requirements, and buyer demands, would make much more expensive to build today.
I would jump at the chance to buy a newly built version of the 1969 VW Bug, and it would be cheap, it would also be cheap to exactly rebuild my tiny old concrete block house if it were allowed.
If we are short 10 million houses, then where are those 5 million people living? Is that our homeless population?

If things are so bad, then why do I see MASSIVE housing construction all over Northern California and North Idaho? There is housing construction going on all over the place in the two states we frequent. Huge multi-use, multi-story condo projects in California and huge traditional housing developments in Idaho.
I do see one interesting contrast. When I drive into Washington State around the Spokane area, you see hardly any construction. What a contrast to Idaho.

What builder in their right mind would spend private capital to build rental housing in regulation happy, high tax, hostile Democrat controlled states? Should note there are construction booms in most of Texas, Oklahoma, Florida, South Carolina and Tennessee. NYC,LA and Chicago are rotting.
