WASHINGTON, D.C. — White House economists estimate the United States has a shortage of 10 million houses, according to a new report out Monday — and say regulatory cuts could lead to more construction to stabilize prices, increase home ownership and fuel faster economic growth.
Trump has signaled that taming high housing costs is a top priority for his administration.
The housing chapter of the annual economic report, obtained by The Associated Press before its release, lays out a blueprint for how more home construction would help the middle class and the overall economy, setting up an argument that Trump could make to voters.
Put together by staff at the White House Council of Economic Advisers, it finds there would be 10 million more houses in the country if “homebuilding and the growth of the single-family housing stock had continued at their historical pace instead of falling dramatically” after the 2008 global financial crisis. That crisis was caused largely by a wave of defaults in the housing market, where prices had been fueled by problematic lending practices.
The analysis notes that home prices have risen 82% since 2000, while incomes are up just 12% — a mismatch that had been masked for a period by historically low mortgage rates. But when rates jumped with inflation in the aftermath of the pandemic, monthly mortgage costs also rose for buyers, and affording a home became a top concern for voters under 40.
The report says that various regulations on home construction add more than $100,000 in costs to building. That cost includes changing the building codes over the past decade, compliance costs and zoning approval fees, among other expenses.
By the report’s estimates, a reduction in those regulatory costs could help spur construction of as many as 13.2 million homes.

Just because Trump likes to build buildings, does not mean the WH economists have come up with this garbage proposal.

A lot of us live in old houses that government regulations and requirements, and buyer demands, would make much more expensive to build today.
I would jump at the chance to buy a newly built version of the 1969 VW Bug, and it would be cheap, it would also be cheap to exactly rebuild my tiny old concrete block house if it were allowed.

If we are short 10 million houses, then where are those 5 million people living? Is that our homeless population?
What about the overall housing unit stock including apartments?
What was the impact of deporting illegals?
If things are so bad, then why do I see MASSIVE housing construction all over Northern California and North Idaho? There is housing construction going on all over the place in the two states we frequent. Huge multi-use, multi-story condo projects in California and huge traditional housing developments in Idaho.
I do see one interesting contrast. When I drive into Washington State around the Spokane area, you see hardly any construction. What a contrast to Idaho.

The story I got from the planning board attorney was that banks were starting to get very restrictive about financing condominium projects, but they had no hesitation about lending money to construct apartment buildings.
THOUSANDS of apartments are being built in my town. THOUSANDS. It is disgusting and ridiculous. These apts are $1500 and up- more than our mortgage.
I agree to kick out all of the illegals to open up housing to AMERICANS.
... and free up supply.
We have a dilemma.
If we deport 10 million illegals, there will be more supply.
But if we deport 10 million illegals, there will be less cheap workers, and thus, there will be less supply.
There is only one answer: Have A.I. become superintelligent and KILL ALL HUMANS.
How much they cost, $700k to $1 mill for 15-1800 sq. ft.?
How about deporting 10 million illegal families?
What builder in their right mind would spend private capital to build rental housing in regulation happy, high tax, hostile Democrat controlled states? Should note there are construction booms in most of Texas, Oklahoma, Florida, South Carolina and Tennessee. NYC,LA and Chicago are rotting.
Well, I suppose that’s one approach but it is a bit extreme.
