The Salinas City Council voted 5-2 to repeal the rent stabilization program, which had capped rent increases for multifamily units built before February 1, 1995.
The program, which took effect on January 1, required landlords to register all residential properties within city limits and provide relocation assistance for tenants facing no-fault evictions.
During a contentious public comment period, several landlords voiced opposition, while many renters urged the council to keep the program.
"I don't understand how you expect our youth to come back to Salinas, knowing that they can't afford it, so I don't think that you're even considering your grandkids. I don't think you're considering the future generations," one commenter said.
"You can't lock the rent in place with more people coming, and you're just still going to have the same problems. You're still going to have people living in garages. You're still going to have people living in sheds or tiny little ADUs," another commenter said.
In addition to repealing rent stabilization, the city council also voted to bring back a rental assistance program.
I know it’s frustrating when things get more expensive, but rent control just creates squalor and only benefits a select few.
not being able to raise the rent because of government dictat amounts to an illegal taking of property. landlords have a right to make a profit on an investment and renters have a right to move if they don’t like the price. spent all our younger years moving from rental to rental before deciding to move to somewhere far less than desirable to buy and build from there. we did it and are debt free now but it required work, sacrifice, lots of ramen, dedication and NO STARBUCKS OR DOOR DASH.
Rent control leads to less rental units and worse conditions at the units that are left.
Several times in my life, I rented a small room, because that was all I could afford. Working more, saving money when possible, I eventually moved to a small studio apartment. And later, a one bedroom apartment. When life knocked me down, I again rented a small room. I did not complain. I just went back to work.
The only thing I have ever asked of government is to stay the frak away.
No incentive to upgrade or even fix.

Rent control also leads eventually to selling the property to developers that turn it into retail or upper end condos.

Landlords have a right to invest in rental property which may or may not make a profit and may send said landlord into bankruptcy. I was a landlord for decades. During any given time period I could make or lose money and I did. There was no one to save me when I didn’t make a profit, that was my problem.
Many many years ago, I figured it was better to own a house in a Ghetto than rent in a more affluent place.
Today I have 5 acres in rural Hawaii, two houses and a large workshop.
No landlords( other than the effing government).
All free and clear.

No money to upgrade or even fix. Taxes, utilities, appliances, furnaces, A/C, hot water heaters, supplies, labor, pavement and striping, eviction costs, repair costs, property codes, etc. just keep going up. It’s an alley with a dead end. I wouldn’t invest anywhere that had rent control.
My second rental occurred in June 2011 when I needed to work in San Diego because all my other contracts evaporated after Obama took office. I paid $750/month for a 10 ft x 14 ft bedroom with shared use of the bathroom, kitchen and space in the garage for my motorcycle. That persisted until Sept 2014. I was earning enough to keep the rest of the family comfortable at our home in Chubbuck, ID. My wife was diagnosed with cancer in Sept 2014, so it was time to head home. My oldest son died May 17, 2012 during that extended out of town.
I have a 2nd house in Pocatello. I've had good tenants and VERY BAD tenants. The last one destroyed the kitchen and appliances and failed to pay rent for months. Nearly $20,000 in damage and $7,000 in unpaid rent. I'll never see a penny of restitution because she spends everything on drugs. I have a much better tenant now and the repairs are fully completed. I will charge the next tenant more to recover the costs. The repairs involved remodeling the kitchen after demolishing all the damaged original cabinets, plumbing, lighting and appliances. My wife remodeled the kitchen the way she wanted it...because it may be where she lives after I pass. A smaller house than our primary residence. It is a capital improvement beyond just replacing all the damage.
That’s the way it’s done, plan for the long haul. Good work.
I live in a hood area. Paid for except taxes, and enjoy not paying $1200 a month like a lot of other people do to live in a “better” area.
Haven’t paid a house note since 2008. Everybody trying to get me to move. Fof what, so I can start paying a house note again, no thank you...

Amazing what walking to your mailbox, when they are selling drugs on your corner, in your underwear can get you. Just smiled and waved while their mouths were literally wide open with a “what the f__k” look.
They left and never came back. Later I hear I was the crazy white man...hey if it keeps them away...
