My sister and BIL live in but DC ‘burbs between Baltimore, DC, and Annapolis. They are putting their house on the market in a week. The market so far remains very healthy with sales typically 10% over asking and Days On Market less than 15. I told her she picked a good time to get out. They are moving to a new retirement community in Pennsylvania north of Lancaster. She is SO GLAD to be getting out of the ultra insane liberal MD.

We’ve been talking and texting a lot and that’s what I’ve been telling her. So far houses are still selling over asking with multiple offers, but that can dry up very quickly. She feels she’s in a race to get it sold and is very nervous.
DC suburbs has been very hot in recent years, people thought the one industry that will always grow fast is government work.

Guys, if I had still been there in DC and owned a house, I would have put it on the market when Trump won in November. They attacked him so relentlessly that only the blind couldn’t have seen this coming.
Yeah, I noticed the “coming soon” listings. I truly believe they are a little bit late. I really think the wall is already here. Would any of you buy in DC suburbs right now or would you wait a few weeks and watch what happens?

No one saw this coming. Trump seemed the same as in 2016 right up to Election Day, with the exception of picking Vance (which was a clue). After Election Day, when he started naming his Cabinet, then it did start becoming clear that this was a new Trump. But even after that, it took until Day 1 in office that Trump 2.0 would be everything we hoped for in Trump 1.0, but sadly didn’t get back then.

Oh, I respectfully disagree. President Trump has been changing for the wiser and better in SO many ways, since January 2020.
A local realtor can tell you that. We get that sort of detailed info from our local realtors here in Silicon Valley several times a week. They have really good stats.
But I don’t think Zillow or Realtor.com have that data.
I echo what you wrote. Trump 2.0 has been amazing. What’s different is that he’s much better at picking the right kind of people. For example, Elon Musk is insanely wealthy & intelligent & so transparent about his real objective. And 2 things that bring him universal awe & lack of fear is that he can never be President (so other politicians know he’s not competition) and he’s got an insane amount of money that makes him a kingmaker for politics, especially during the Midterms and then 2028. That’s why we won’t be seeing jealousy of RFK Jr, Bondi, Rubio, Johnson, Thune, Scott, Burgum, Gabbart, and others towards him.
Can’t think those prices are going to hold for long. Housing market is like the stock market - don’t like disruption and turmoil, and they’re gonna have that in spades.
Now the sunlight is shining on the cockroaches.
