Instead of parking in their two/three-car garages, I see gargantuan pickup trucks (aka emotional support vehicles), SUVs and trailers parked all over driveways and front lawns.
They turn otherwise lovely properties into unsightly parking lots. No good for homeowner values.
The Meadows HOA got it right. And they did it almost 50 years ago.

People go see a new neighborhood and say WOW this place is NICE! But don’t bother to look into the HOA (which is WHY it is so nice!)
Then they want to never mow their lawn, or park their big rig in on the curb in front of their home and then complain about the HOA.
People have a right to associate with others that want to live in a nice neighborhood. If you want to live like a feral human, I would suggest a trailer park or some property out in the country!
It ain’t my responsibility to make your property resale values higher. It is to enjoy the use of my property. Collective is communism.

If your only reason to buy a house is for the investment value and not to create a home, then you have a point.
We purchased our property to make a home and would be fine with the value going down. That hasn’t happened in all the 40+ years we have been here, but I’d be happy if it did. Increasing value mean increased taxes. Yep. My taxes have increased every dang year.
Our acreage was purchased for a place to raise our children where they could be free to play ball outside, roam the woods, build a wood-fort, and have fun. . All without any interfering neighbors or power-hungry HOA board members who tell me how many vehicles I can own, where to park them, and what color I can paint my shutters.
When we were younger we had outside BBQs with all our friends and no one complained. My husband has several projects outside in various stages of completion, and no one complains.
Heck, before the children came along, we could take a blanket outside at night and make out in the moonlight and no one was around to see or care. (So THAT’s where those kids came from!).
There is no way I would try to establish a home in an HOA. THAT isn’t allowed.
But, if you buy a house with the plan to sell it in 5 years to make a profit, buying in a subdivision with an HOA is probably a good business plan.
