The West Palm Beach Market is in such an oversupply of condominiums the prices are sweet for buying. Not a bad area, I have a cousin there. But after the Miami condo collapse I'm leary of suddden condo assessments. A friend in Deerfield just got socked with a huge one.

My daughter is a land use attorney. She won’t go anywhere near a HOA. The West Palm area is full of 2 story units, masonry block or poured walls construction. The pools are on site but not integrated into the buildings. Unfortunately one can’t find apartments or condos without a HOA.

Condos have significant risks attached to them.
Make sure you fully understand all the risks—and the fine print to any condo agreement—before you buy. That means hiring an attorney with an expertise in local condos.
You won’t know what you don’t know until it is too late.

I grew up in Vero Beach and there are a lot of frame houses. I really would like that typical 1950's Florida home with slab floor, spancrete roof, crank out steel case windows, unfortunately they are hard to find near the intercoastal waterway.
Then you have the security issues if it's a seasonal home. Condominiums have gated security with patrols. Being away isn't such a risk.
