The contractor visited the condo building last week to put together a bid for a cosmetic restoration of the pool as well as to price out new pool equipment — a small piece of the multimillion-dollar restoration project that just was getting underway at the 40-year-old building.
In the pool equipment room, located on the south side of the underground garage, the contractor saw another problem — exposed and corroding rebar in the concrete slab overhead. He snapped some pictures and sent them to his supervisor along with a note expressing concern that the job might be a bit more complicated than expected. He worried they would have to remove pool pipes to allow concrete restoration experts access to repair the slabs.
The building caved in two days later, before they had time to complete their bid.

I hear ya. (Helen is a weekend go-to for us, BTW.). I’m originally from Mountain Maryland, and those Appalachian black bears are everywhere. One of our neighbors told my mom a few years back that she opened her porch door to drop a bag of trash in her can, and a pooh bear was in it up to it’s hips, foraging. They’re showing up on playgrounds, in swimming pools, everywhere. Our local paper publishes a weekly bear report now. They were scarce for decades, but came back to reclaim their natural territory. We had a 400 pounder taken out by a truck last year.

Looking carefully at the surveillance video of the collapse, it should be noted that the collapse happened in three phases.
First, half the center second collapsed. This is the south facing part of the section, which was directly above parking space 78!
Second and in immediate succession, the north facing part of the center section was pulled down by the first collapse.
Last, the east section, which remained standing for mere seconds fell into the center section pile.
The video seems to correlate to the parking space location, the puddle and the progession of events.
I suspect were gong to hear much more about what was degraded and structurally compromised near parking space 78. My guess is the support pillars at that area are severely damaged and that the steel within was corroded beyond belief

We’re just a few miles north of Helen. Was born in Atlanta and we lived out near Six Flags but I kinda halfway grew up here-my mother was born on a farm north of Young Harris and we were up here like every other weekend and I spent most of every summer on the farm. Most all the towns around here were just barely wide spots in the road back in the 60’s and 70’s but not any more!

Well, 100 yards away is a geographic feature called the Atlantic Ocean. The foundation is sitting in a brackish groundwater environment. The concrete garage floor at the base of the building was spalling like crazy. If the rebar was not adequately protected galvanically or by very robust coatings, this kind of result should not be much of a surprise.
No, the owners of a rented unit are responsible for paying monthly and special assessments and voting their share in the HOA. The renters don't have any responsibility for the actions or non-action of the HOA.

Oh, man, since we got caught in that traffic coming into town during Oktoberfest, we learned early that you avoid it like herpes during the fall/winter months. It’s beautiful, but don’t risk your life unless it’s spring. I’m American but born of German heritage, a lot of off-the-boat German Lutherans in my bloodline only going back a couple of generations, raised hearing German spoken and eating a lot of German food, but it’s a circus up there. I’ve always wanted to visit the Old Country, but not in it’s current incarnation. My dad even spent most of his off duty hours staying at our Uncle Karl’s farm when he was stationed there in the 50’s. Our family surname was ubiquitous in the area back then.

It was Metro Dade county govt and sheriff Dept
And many cities within Dade county ..many who have thier own govt and police and some who don’t
Most have complimentary relationship with Metro sheriff but often the local jurisdiction holds sway
County incarceration is Dade county ....Dade jail by Jackson Memorial Hospital , Dade Stockade and TGK by airport , West Dade on Krome ave and north Dade
Some local communities are informal like Coconut Grove or Redlands or Kendall
Some are formal like Miami, Miami Gardens, Hialeah, and Miami Beach ....34 in fact...not all have individual police forces but most do.....Surfside does
The parts of Miami not under local govt are governed by metro Dade....that is a majority of Dade county land mass
It is no longer called Dade county but technically Miami Dade ....to exploit the international name
I disagree the county govt was born of desperate poverty ....
Surely not the case now....Miami Dade is a rich vibrant city ....a million more folks than when I lived there..it is the capital of Latin America ...no question....anyone with money in Latin America or the Caribbean has an escape residence in Myamuh
