The guy is within the law, and it is his right as the owner. But, he is still an @sshole for kicking out an 102-year old woman so that his Law School graduating daughter has a place to stay. He (and his daughter) could have made other arrangements for whatever remaining time this woman has left on Earth.
And the problem with this is???? It’s their property, not hers.
This would make a good “Go Fund Me” the lady could be living in nicer digs than the landlord in short order. Sweet revenge.
I suspect the landlord is losing money on the 102 year old tenant. And he now faces the additional costs of helping his daughter pay for her housing.
Perhaps I’m wrong, but that’s what the sniff test suggests.
And so, since he doesn’t have a tree that grows money, he faces:
1. Abandoning / selling the property
2. The only other real option.

we did not renew a lease so our daughter could move into our townhouse rental. Not elderly, but family of 3 kids. We gave them plenty of notice.

While its all legal, the civilized way for the landlord to handle this situation would be to give the old lady some help in finding another suitable and reasonably priced place.
It is the almost the only way to remove someone whose low rent does not cover the skyrocketing insurance and property taxes.
That is just sad. Some people have no respect for the elderly.

Laws must be very screwy in Cali, because a month-to-month lease, by definition, can be terminated by 30 day’s notice from either party, without cause.
The lesson here is: if you want a home forever, buy one, don’t rent. Even then, you better hope you can cover the real estate taxes that will get increased year after year.
She shelled out rent all those years when she should have been purchasing her home. Sorry, but renters are at the mercy of landlords.
If someone is over 100 property rights shouldn’t matter.
Month to month lease....so what? Get out. It’s not her house.
The other immorality is a person living 100 years while neglecting their responsibility to own where they live.
She may have wildly spent her income and savings on recreations instead of addressing her basic need to own.
She may not have learned to delay gratification. So others are punished for her faults.
Besides, at 102 years, she will get offers for care from across America.
Renting for 30 years?
Could have purchased a home.
