You have a cynical view of business. I developed one project and I never even found out how you locate someone to buy. I had to please countless department bureaucrats and pay and pay for the right studies and permits but in the end we got our project approved, and finally built. It added a great improvement to the property and eventually (because of a favorable market) led to a positive business result. I. E. we got our expenses back and made a little money on top of this.

Trump has counted the Trump name as good will and valued it to some unknown extent. His tax returns are not the place to see this, most companies that are public have to divulge these things. Trump is not public, but still has to use generally accounting principles. I suppose I could capitalize this for you, but you get the picture.
