I know how you feel. I have a similar background but am younger by a decade. I'm in the Dem cesspool in Jersey with our "Republican" Judas running the show. I'm looking for the same type of advice. I did find this: Conservative-friendly counties.

And to anyone in a red state or county who replies to this, I want to say that I have NO interest in bringing my state's blue politics with me. Wherever I go, I will assimilate.

Oklahoma also seems OK, Alabama has some beautiful coast (but hurricanes), FL panhandle is far away from Miami

Forget Texas - it’s turning into a lost cause. Your best bet is the American Redoubt States - Wyoming, Idaho, Montana and Utah. And maybe the Dakotas.

I’ve been here for 10 years, and I can see the writing on the wall. I’m in the Hill Country, and crime is increasing on a daily basis. I’m in a small, sleepy town, and we’ve had 4 homes broken into in my neighborhood in the last two weeks.

I’ve already started looking for a job in another state. Texas isn’t what it used to be - just getting worse.

I’d also like to move out of Virginia to Texas. Unfortunately, I’m about $50k underwater in my mortgage so it isn’t happening anytime soon.

That's an easy one. You buy a house while your credit is still good, then walk from the house where you are upside down.

If you have some cash but not all the cash needed for the new house, follow these steps.

- Stop making all payments on the house you are in, including insurance payments, and bank that money.

- Two or three months before the bank forecloses, find a "renter" for the house you are in and execute a minimum 2 year lease. Make the rent very low but not wildly unreasonable.

- Wait for the bank to foreclose. They will eventually contact you. Let them know about the lease agreement.

- Bank will offer a "cash for keys" payout to get you (your renter) out of the house.

- Add cash for keys money to your other funds.

You are already upside down by $50k so if you have to take out a mortgage for that amount you are no worse off.

I've got more than a few neighbors that moved across the street or up the block that way and traded up to a better floor plan in the subdivision.

I was conceived in Texas (near the Waco-Temple area) during WWII, so I'm a native Texan by virtue of life starting at conception. Because my father died during the war, my mom had to relocate with relatives in the Pittsburgh district where I had the misfortune of having Pennsylvania forever listed on my birth certificate.

Even while growing up in Western Pennsylvania, I always had an affinity for what I knew to be my true home -- Texas. In elementary school, a sweet little Texan girl moved into the neighborhood since her dad worked for Gulf Oil, and Pittsburgh still was the corporate HQ. She had nice manners and a soft Southern accent. We used to wear our Confederate caps to school long before political correctness put an end to that. We even had Texas flag stickers on our lunch boxes. She further contributed to my longing to get back to where my life began.

Ultimately, after evaluating the many pros (and a few minor cons), I forever left Western Pennsylvania some four decades ago. Although there are some pockets of Christian Conservatism, the state is in the vice grip of Big Labor, the Democrat machine and has a culture of dependency. I just got tired of fighting an uphill battle and finally bailed -- but not before busting a union, the second happiest moment of my life, next to accepting Christ as my Lord and Savior.

I think I've done a good job of losing all traces of my Western Pennsylvania accent. And, while I did like the Steelers of the Chuck Noll era, the current regime of Dan Rooney and Mike Tomlin (both Obama supporters) led me to absolutely loathe the Black and Gold. It's easy for a Christian Conservative to adapt to the culture and manners of this most blessed of all states. The one and only thing that Pennsylvania has over Texas is a dearth of Mexicans. But if more good people such as you make Texas your home, we'll be able to keep them under control.

Problem is, my line of work usually requires a security clearance and it would be immediately revoked if I pulled something like that. I’ll just continue to be a good debtor until the hyperinflation hits, then pay off the mortgage with a wheel barrow full of worthless $100 bills.

Richardson, north of Dallas but in Dallas County, has high tech.

Plano, north of Richardson, has a lot of Corp HQ and tech.

McKinney is a nice place to live (voted #2 on best places to live 2012).

Frisco, west of Plano/Mckinney is also a nice place to live. As is Allen, between Plano and McKinney.

McKinney, Frisco and Plano are in Collin County, known as the most Conservative county in Texas.

Commutes between any of these towns are under an hour max.

No income tax, reasonable sales tax, high property tax compared to other states. School tax is linked to property and mostly stays in the individual district, with some being taken from rich and given to poor under a program called “Robin Hood”.

My wife and I are thinking the same thing. Texas or Tennessee. Gun laws are a big deal to me, though. I’m not giving up my rights.

That and a job that pays what I’m making now - in manufacturing/process engineering.

Yep. Just moved from McKinney about 6 months ago, but not because it’s not a good place. It is.

Middle and East Tennessee are a good choice (no state income tax on wages). We’re a Red State. My son lives in Knoxville (under 5% unemployment). Unfortunately, I live in West Tenn (Blue part of state). I have family here and my wife and I have good jobs here and within 7 years of retirement (I hope). We’ll be here awhile yet.

Not to be bragging or anything, but Oklahoma for the second presidential race in a row went 100% red in all counties.
