Heh...when I bought this house I had to have an outlet put in for the washer. Dang fools were running washers off an extension cord.
Last time I looked, my dryer had a big ol' plug that doesn't go in a regular outlet.
Don't forget the cash you already put in the place... to some degree you've been compensated already by not paying full rent at first, but I still think it'd be a good idea to have the landlady walk the place, and take a FULL accounting of everything, good and bad, about the place. She hasn't been in it. And if she wants to do repairs and hold you accountable for damage like it's a real rental, let her do the faucet. She just has to do it while you're there...
Or, you can have it done and deduct that from the rent... her choice. If dad can do it, he'll do it for the price of parts. If he can't... then we'll call the plumber with the tigers :~D

I have a lot of tidying to do before I show her through, though. Had it kinda neat, and then everyone came and left and I was basically not home all week...so I'm way behind. At least got the air mattress put away and stuff like that last night, but...
I wonder if she'll be shocked at how much isn't done. She seemed to be under the impression that everything had been painted, everything repaired, the carpets all nice and neat, etc., etc. Hopefully she understands that the broken things aren't my fault...except for the door being off.
Well, I'd make a very detailed list, give it to her (or drop it at the store) and invite her to come by on the next Saturday to double check it and discuss it.

Just got a bag of oranges from the neighbor who lives between us and the guys with the dog...she said she knew Joshua was upset and that she also knew he liked oranges.
She said that the dog didn't dig out of the keeper's yard...she let him out the front door.
She also said the woman told her "I guess I'll probably end up paying for that lady's chicken." The woman doesn't know all three died as a result of the attack.
Yup... do it in Word, definately.
Categories of issues could be (1) flaws that exist that are not your doing but don't necessarily need fixed, ie wear and tear... (2) flaws or projects that you have fixed or will do at your expense, ie the fence and landscaping... (3) flaws that they should fix. And the washer faucet and the tub faucet fall into that category.
Just on principle, I'd write her a letter and ask for damages.
You probably can't get much money, but most local laws allow for 2 or 3 times the monetary value on bird and livestock loss (look up your local law) and claim any repairs that will need to be made to the fence or the coop... just a few bucks probably, but a good lesson for the kids about the law, and accountability, and maybe even small claims court.

Sadly, it's not the dog's ~fault~. He was being true to his nature. It's the woman's fault for letting him out.
I'd just be very matter of fact and say, "This is a list of the damage(s) done by your dog."

Exactly. If Homer had been caught killing chickens on his walkabouts, I'd pay it without question. I'd also understand they were within their rights to shoot him but be grateful they didn't. I hope the dog doesn't end up put down as aggressive, normal dogs kill chickens. They're dogs.
I always used the timed cycle and since I was in and out a lot, I would come home to find it stopped and the clothes dry, so I haven't experienced that problem. Let me know what you'd like to do. If you decide you'd like to return the dryer, I'll refund half of what you paid. I will check with Sears to see if this problem you're having has a simple solution and will let you know.
That woman needs to be hit with every fine and penalty she can be. A dog escaping is understandable. A dog being allowed to run free is criminal. Even a poodle running around is going to trespass in peoples' yards, a dog that can kill chickens is a dog that could hurt children.
When I was a kid (pre-school) we had to get rid of a dog (a beautiful collie) because it attacked the nayber's lawn furniture. (we gave him to someone that lived on a farm)
I loved that dog and have wanted a collie ever since...
What he said...and it makes the woman's nonchalance even more aggravating. The neighborhood and the dog itself deserve better.
When I was about five we tried adopting a mutt from the pound... part lab... she kept nipping at the younger kids so we had to get rid of her. Years later, I started to wonder whether "she went to live on a farm" actually meant she went back to the pound.
Well, in our case, I knew the folks that took him.
