I had plans to attempt a lot of painting and seeing about getting things fixed with my house when I put it on the market.
We all know how that ended...
So you might not have to do that much!

A new garage door and opener might be a good investment to make the house sell faster. Folks don't want to buy trouble, and they might see that as a big deal. Lowe's or Home Depot sells garage doors and openers, and it's likely y'all could install it yourselves. Steve may need help with the door because of the springs, but the opener would be fairly easy. Or you might see how much more expensive it would be to have the store install just the door, so you don't have the worry about the springs, and y'all could do the opener yourselves.

You did do some painting, and that's something that DOES help with potential buyers. Most like to see walls that are in pretty good shape. Since I don't mind painting, that wouldn't be a problem for me.

Never a bad idea to do the small and inexpensive repairs and cosmetic work. But I'd say when you're ready to move, put the house on the market whether or not it's absolutely perfect or not. It wouldn't hurt anything.

You could make that an option in the sale, though; a bargaining point. You could put the house on the market at the higher price, contingent upon the door being replaced, and if the buyers want to pay the extra for the house, have it done before the closing. That way, if they DON'T want to pay the extra, and are willing to live with the door 'as is', you could offer them a 'discount' on the price of the house. Just make sure that ALL of this is in writing, though, so there are no hitches at closing because of misunderstandings.

Oh, I thought you meant the whole door was in bad shape! Sounds like you just need the springs fixed. Look in the Yellow Pages for Garage door installers, or again, check with Lowe's or Home Depot to see if they have folks who can do that. If, when the springs are fixed, the door moves up and down well, that's really all you need!

Hmmm...that sounds good.
Overhead Door is who did the door...it's written right on the door. I guess they'd give me a free estimate anyway...just to see what I'm looking at here.
I mean, it's liable to be like those PayPal fees...not worth getting all in an uproar over! LOL I anticipate it being expensive, but not devastating.

I do love the ARNG...
"But it's hard to parlay that into a reason to live." (Name that movie, Corin!)
What I mean, is...it's one of the only reasons *now* that I wouldn't want to leave here. I would so miss them flying over.
"I wonder how much a radio station costs?" I mean, I wonder if there's a ARNG in Wichita.
I know I'm probably jumping way ahead...but I do feel that "The time draws swiftly to some great conclusion." as Gandalf says.
