And you know the lowball prices are only by some organization who is going only use it as rental themselves and take it off the market entirely.
Better for you or your wife to decide which to live in and sell it to someone who plans on living there themselves.
When my sister sold my brother’s house that she inherited, she would not sell to anyone who didn’t want to live there. And my daughter had the fortune of buying from a seller who took her slightly lower bid because they wanted to sell it to someone who planned on living there.
We were praying that that would happen because the housing market where she is is ridiculous.
There used to be a compulsory draft until 1973. That explains it most, not “patriotism”.
My sister shared a sad tale about what the renters did to my mom's former home. Holes in the walls. Kitchen cabinets destroyed. Appliances destroyed. The water feed to the toilet tank blew apart and flooded the house with over 200 gallons of water. Rugs ruined. Walls damaged. The renters were hoarders and their mess was soaked by the water as well. Months later, the renters are out at significant expense to my sister. Wallboard has been removed from floor to 30 inches above the floor. Rugs, junk and damaged appliances are out of the property. It is poised for a rebuild. That will wait until my niece delivers a baby in October. There will be no rental income to cover the ongoing mortgage, insurance and utilities.
My prior tenant in the Pocatello house did significant damage too. All the appliances were trashed. Kitchen cabinets and counters were damaged. Plumbing was damaged. It took around $26,000 to restore to normal.
Renting is a high risk use of property. It will be many years before we break even on the vandalism.
I have heard of nothing but horror stories like that from MANY people. I’m sorry to hear she endured that.
I cannot fathom why anyone wants to rent these days.
If it gets too obtuse, I can just pay the property taxes and sufficient utilities to keep the interior comfortable and lawns watered. Depending on the treatment of SALT for federal taxes, it might be less painful to have the property vacant (of renters) and use it differently.
