My husband and I are recently retired and looking to relocate to the southeastern area of Tennessee, somewhere near the vicinity of Delano. If anyone would share tips, i.e. locale, realtor options, I would be grateful.

When my Grandfather Crouch was a boy, they rode down to Jonesboro on a weekend and had "boxin' time", when folks would stand on a wooden crate and recite narrative poems or deliver preachin'. Oration was entertainment. When I was young my Grandfather would sit the porch on a summers evenin' and chew his Quintessa cigar, reciting poems like "Darius Green and His Flyin' Machine", or "The Haunted Pond" or the Whitcomb Riley poem "Little Orphan Annie". when he lit that ceegar it was tie to get close to his chair 'cause the skeeters were arriving.
His Dad was a Baptist Preacher, but PawPaw was a deist.
I got the one week at Tremont as a kid.
It was a 6th grade thing for the schools.
I still remember most of what we did. Learned Square-Line dancing with one Alicia Hackney!
Dad bought an acre in Unitia with frontage. That was over in Friendsville on the Loudon Cty side.
We put a trailer on it.

As a teen with a DL one of the meeting spots was the old post office next to the grocery store in Walland.

The 3 stars of the Tennessee flag represent the zones of the state.
Gatlinburg, Dollywood area is a complete tourist trap. I say that in a good way. That’s what I’m looking for. Amenities, close to hiking trails, etc.
I want a place that could cover it’s expenses if I decide to do a little extended traveling/island hopping. Getting too pricey there to make that happen. I think it’s getting overbought.
Not aware of your ages, but if you are getting close to mine, you might want to keep in mind that’s going to be a good bit of distance from significant medical treatment - say an hour in decent weather and good traffic.
You can get rural in a hurry a lot closer to Johnson City, for example. Kingsport wouldn’t have the medical resources of JC or Chattanooga, but might be another consideration.
Currently in Knoxville, where I grew up, looking after elderly father (born in Oak Ridge, so I glow in the dark), but lived in Southeast Tennessee many years ago as a newlywed — so, my take may be somewhat dated.
We lived on Signal Mountain in several acres of woods with a Golden Eagle nest in the back yard (nice!), then moved to the Soddy Daisy area with the lake within a few houses’ walking distance (did lots of fishing). Both were close to Chattanooga (not recimmended).
The Sequatchie Valley is beautiful and peaceful and off the beaten track, so do have a look there. Etowah is lovely, and Dayton (of Scopes Monkey Trial fame) is quaint and rather like Mayberry (Andy Griffith). No interstate, but blue highways to Chattanooga for higher level medical needs, more sophisticated shopping, etc.
I could recommend the best estate agent ever, but she is a bit too far north of where you want to be (currently in Lenoir City), so I can’t help you out there, sorry.

No, the fire came within 8 miles of us. We watched the mountains burning from our porch, praying it wouldn’t get to us. But we absolutely love our mountain home! When our neighbors come over for dinner, the man usually brings a jar of local shine to stick in the freezer. Yes that world still exists here! And it will be a looooong time before the revenuers come up our 4WD roads!
I’m over here in Knoxville and I’m an asshole too.

South and east of Athens, have a look at Benton. I know they have a good vet and damn nice gun shop. Not that far from Nooga and you can take a back road in Atlanta if you lose your mind. Knoxville is decent drive, again on roads that aren’t interstate.
