Looking to relocate to SE Tenneessee

My husband and I are recently retired and looking to relocate to the southeastern area of Tennessee, somewhere near the vicinity of Delano. If anyone would share tips, i.e. locale, realtor options, I would be grateful.

I used to guide trout fishing in the Great Smoky Mtns Park...

Townsend is right on the park border on Little River...A great fishing river with several streams very nearby...

Tellico Plains is right at Tellico Wildlife Reserve...Bald River and Tellico River are great trout streams...

True, that TN is starting to get it's "fair share" of (D)'s.

Speaking of red as red can get, if that's what one is after...only 1 state can be any red'er than Idaho (which, b.t.w. has trout fishing and mountains in spades)

As we all know, the national politicians affect everyone, from every state to some degree or another.
It's the state politics which will give you a better understanding of who lives there and what they are about.

We relocated to Lenoir City (from CA), and love it. Close enough to Knoxville to be convenient, but not the city. A lot of services including a small, friendly hospital.

Sister relocated to Kingston (from FL) and they like it there. It’s a little farther from Knoxville.

I’m way north of you (Clarksville) but I’m a native-born Tennessean. In fact, I’m Tennessean back to 1850 on my mother’s side.

That being said, I don’t know much about that specific area. But I’m assuming since you’ve been in VA and AL, you’re probably familiar with country life, including rural folks who have been there for generations. So I won’t drop any warnings about that.

My two suggestions are: 1) rent for 6-12 months if possible so you can be sure you’re happy with the specific area where you land and 2) as I’m getting older myself, I find there’s a lot to be said for not having long trips to the grocery, doctor, etc. So I personally would probably lean a bit towards Etowah or Cleveland, just for that. Probably Cleveland due to hospital.

And that much closer to NY, NJ, IL etc.

Appreciate the stats re: Idaho.

Unfortunately, I know all of two people who reside in that state and both are as *blue* can be. One is mom’s first cousin and the other person and I attended middle/high school together.

Plus, it’s TOO cold for me...

We live in Denver, but have friends who moved from Denver to Chattanooga about two years ago. They love it. They were renting a house in Denver, but were able to buy a beautiful house in Tennessee, with several acres of land. They carefully chose southeastern Tennessee because the property taxes are low, but they are very close to the Georgia border, and Georgia has much lower sales taxes. Best of both worlds.

And yeah, the cold tends to keep a lot of the rif raf out.

Where I grew up in VA, my family settled there in the early 1700s, so I definitely get generation stuff - and being kin to most everybody who stayed there.

Tri-Cities is starting to reek of New Yorkers...a bad sign; long term. I should be dead before it flips blue, though. :-)

We’d love to find something on heavily wooded 5+ acres in TN also..

What are some nice areas, close to natural amenities (parks, trails) yet also close enough to hospitals and towns?

Looking for something in the 2,500 - 3,000 sq ft range..ideally newer construction.

Prefer N. TN but open..

I’ve done some Zillow searches and thought there’d be oodles of options..surprised that it’s not easier to find “nice”, newer construction on 5+ acres..
