Good morning - maybe. We had a "powerful" winter storm hit during the night - high winds, heavy rains. We had lots of water on the kitchen floor this morning from a leak. Ugh. I'll have to get a roofer out. This happened to a much lesser degree last month when it stormed - the contractor decided it was due to a plugged rain gutter, so he caulked the window, we cleaned out the gutter. I was skeptical, since the roof extends out a fair distance from the wall, and I couldn't see how the water from the rain gutter would back up the roof and flow into the window. But hey, what do I know? Turns out I was - right. Imagine that. Now I have to try to get ahold of a roofer, and i'm sure they're all extremely busy. I will also need to go after the previous owners, because I can tell there was damage around the window, so this isn't a new condition, and they didn't bother to tell us. Can you tell I'm not happy?

Man - the joys of home ownership. I'm guessing that "disclosure" is even bigger in CA than TX, so call your realtor, give them what for and let them run down the rascals.
Failure to disclose carries up to treble the damages penalty in TX.

California has some tough non-disclosure laws. I don't know about damages, but I do know that non-disclosure leaves a seller wide-open to lawsuits.
Our realtor knows about this, she wants to wait to contact the listing realtor until we know what we are dealing with - I talked to her when it leaked last month, and the contractor we had out thought that sealing the window and cleaning the rain gutter would fix the problem (did I mention I was highly skeptical?). Now that we know that it DIDN'T fix the problem I'll call her today, but I'm sure she won't contact the other realtor until I've had a roofer out and find out just what is causing the problem. We have a tile roof, and all the tiles are intact. It is probably a flashing somewhere. Elizabeth, our realtor, is one that doesn't put up with any "chit", she's tough. She screens her clients, and won't take clients that she believes will put up with nonsense. I trust her.

Oh Cheri, I bet you not happy
It kind of sounds like the trouble I had when we got our new bow window put in
When there was just a normal rain, there wasn't a problem .. but then we had a really windy rain and I wake up to water leaking like you could not believe .. I was SO HOT .. they came out and said it was the over hang roof that is over the window and need to be replace .. so I had them replace it .. again, a normal rain and there was no problem .. but a windy rain ..out came the pots and pans to catch the water
I called again, this time they seal some areas .. but again .. a windy rain, it leaked
So finaly I just had the hubby go up and plug up every and any hole he saw .. so for, knock on wood, no more leaks
Good luck with this mess, I am sure it is giving you a huge headache ..

Yes I noticed, Did Mo actually wake up though?
She has no trouble getting up at 4 AM to sneek a thread swap under my radar, but when I get up at 4 AM, she sleeps 'til noon...

No No .. I have no problem staying up till 4am
But I could never wake up at 4 am
And I didn't sleep till noon .. I was still working on the stupid costume
I broke 8 needles in the sewing machine .. BUT IT IS DONE
