Agreed. Both on Isreal and Val's A/C. I would call another company, get it fixed and tell them to bill the landlord. On rent day, deduct so much a day for the days you had to suffer. I would sorta call that a necessity where you are.

Do y'all have residential tenancy branches and things like that where you can complain. We do and they pretty much always favor the tenant. Particularly on necessities such as appliances, heat, a/c, plumbing etc.

I don't know about that. I never had any problems getting things taken care of when I was renting. I just assume the landlord has the upper hand in disputes.

Down here they're usually called Tenant's Council, or some such thing.
I hate the numbnut LL's that give us all a bad rep. These idiots don't realize that if they would spend the money up front, and as needed, that they would not have folks moving out every six months, or every year, or whatever the term of the lease because of crap like Valerie's having to endure.
I try to create an enviornment where the tenant thinks of their unit as THEIR home - and they do not want to move anywhere else. It's a win-win deal. They get nice places to live where the lawn is maintained, the HVAC filter is changed, the pests are whacked, and I get maximum rents each and every month - few vacancies, except by death or other special circumstances, and fewer headaches for me.
At this stage of the game, fewer headaches is a good thing.

That's because your reasonable. Her landlord or property management co. is NOT. In that circumstance, I think the tenant has good cause to take matters into their own hands and send the bill to the landlord. The two key words here are reasonable and necessities.

Well, a repair guy from the agency was here just now (switched the wrong breaker and shut off my puter *L*) - he says the AC compressor is shot (about 50 yrs old) and needs to be replaced and they'll try to get it done tomorrow if he gets approval. I don't expect it will happen so soon.

It's another day that we can't cook. We have to go out every night - it's getting expensive. The boys have friends from Washington who will be here Monday for a 10 day visit. They won't be able to tolerate this heat at all.

Val - if I were you I would keep my eyes peeled for another place. Maybe you can get lucky and get a landlord like Jim. If I recall you have had nothing but trouble since day l. When I visited your carpets were still drying out from all the plumbing leaking.
