Explain to us how it's "cherry-picking!"
The graph covers the most-recent seventy years of American history. The two parameters "married couples 30 years of age" and "home-owners" are quite broad and representative.
An example of "cherry-picking" would be "percentage of Coast Guard reservists who are both bowling enthusiasts and allergic to gluten," plotted between June 15, 1977 and July 26, 1982.
Regards,
It is not a "chick magnet."
1. You'd have to walk around with a framed deed hanging from your neck. And imagine the pick-up lines you'd be using at bars or other locales: "Hey, Honey! Can I buy you a drink-by-the-way-I-own-my-own-home?"
2. A guy making heavy mortgage payments has less disposable income to, e.g., go on singles cruises, buy fancy roadsters, or wine and dine prospective wives.
3. A guy with a suburban home will have to spend a considerable amount of leisure time maintaining the house, making repairs, etc. - time he thus won't have to bird-dog the ladies.
4. Doubtful that a single guy would purchase a home that is already suitable for a growing family. More like that he would purchase a small fixer-upper. Imagine when you first show it to the lady you're seriously dating: "Just imagine, Honey, how we can spend every weekend until 2034 fixing it up!"
A much better solution would be to have the cash-equivalent invested in a combination of money market accounts, T-bills, precious metals, etc. - that could, at the drop of a hat, be converted to cash to put a sizable downpayment on the bride's "dream-house" - i.e., one exactly meeting her personal specifications.
Regards,
“Ownership” with property is in the title, not the physical possession and until you pay what you owe for a property you do not have title, thus you are not yet the registered owner.
When you sell a property you have a mortgage on then the lender is the first one that must be paid in order for there to be a transfer of title. You get want excess there may be after the lender is paid off.
If you are making payments on a car, who has the “pink slip”? Not you. You fail to make the payments the owner comes and gets their property back.
Yes, having a girl over to your home is a chick magnet and a fixer upper and being handy and constructive with home improvements and yard, works fine in that area.
Your description of what hooks women is like a silly movie.
This is what happens when there are now only two choices:
* Full Fascists: Republican Congress
* Full Communists: Democrat Congress
Trump is exasperating this, by playing in the sand box with both. Complete Soviet Union #2
Restrict goods, in this case, π housing.
Soviet Union #2

Na, women love to attempt to solve problems.
True, (but gaining equity)
In the 1950s there was the G.I. Bill which helped G.S. start homes, and in 1954 mortgage interest rates were about 4.5% and by 1960 were running around 6%. The G.I. bill, lower interest rates and post-WWII building boom fueled post war home ownership in the 1950s, above previous rates.
But that boom was petering out by the 1960s.
Inflation in the 1970s led to high mortgage interest rates - 7-8%, then a 1980s recession, then many other factors after that.
It is hard to blame the change/trend on a single thing alone, but in my view interest rates and housing price inflation spread by general inflation together make the biggest tandem causes.
That seems about right. We sold that house in 1992 for $145,000, and purchased a more upscale house for $240,000, which we sold in August, 2024 for $680,000.
I don’t know if I can trust anyone article referencing 30 year old couples who are both married. If one’s married they’re both married !
FHA was a federally backed loan and back in 74 my home loan was paid off in full when I sold it. I always paid and pay my bills in full...
I also used my VA benefits for a VA loan twice and paid those loans off well in advance, it’s called being responsible.
The American dream is available you just have to work for it. Something many today won’t do and want it handed to them F’ them and their kind.
At least in a good marriage.
That would be Reagan.
There are many factors involved here, though.
My gut sense is TV and mass entertainment coupled with laziness in the way of education and the loss of family fidelity.
Family unit quality: A Mom and Dad raising their children to be upright and productive, is what makes a nation strong.
The family is a microcosm of society as a whole, where we work out differences with difficulty, yet with an overarching love for truth.
