A little like 2007, but people are buying them. Still, I have a funny feeling that the brakes may be going on to the housing market shortly. My neighborhood where I just sold has lost 20-30k over the last 6-8 months. Roughly, since it’s hard to compare properties that aren’t alike. Mine sold and closed just over a week ago so I’m out of that.
Here, they are building when there are buyers, with the occasional spec home thrown in. Not too many empty lots left, though they have opened a couple of cul-de-sacs in the last couple of months.
There’s a nearby Del Webb development - Pulte’s version of The Villages, without all the nice shops and golfing - and it’s going fast. Part of the attraction is that it’s not in the same county as the nearby big city, so it’s drawing people out of there. I notice that builders do these developments in phases, which is a fancy way to say that they’re hedging - they don’t want to put in all those streets if they see a market downturn. Del Webb is no exception and has built about 1/3 to 1/4 of the development’s streets so far. As those fill up, they’ll expand, but if things slow down, those extra roads would be a sunk cost.

Now where have I heard that name before?
Friendly with Billy Jeff in the coastal waters in the Tropics?
That was as a very good read. My only objection is his citing the Monica Lewinsky scandal and the quest for revenge as the start of Hillary’s blackmail operation.
I believe Hillary had every intention of running a nationwide, if not a global, blackmail scheme from the very moment she and Bill set out to win the presidency. The curious missing then found FBI files were its humble beginnings.

ANCHORAGE, AK — Peace negotiations to end the war in Ukraine were reportedly off to a bad start after President Donald Trump accidentally ripped Russian President Vladimir Putin's arm off with a super macho handshake.
I have never thought highly of General Flynn, since he recklessly put the Trump ‘45 administration on the defensive from day 1.
While I honor his service to our country, and totally reject the Lawfare that was used against him, I have never found his statements particularly inciteful or useful.
Bingo!
The Babylon Bee's story about Trump accidentally ripping Putin's arm off reminded me of a gif which purportedly shows what happens when you throw a ball for a dog once you turn 40 years of age (age matters!). I excerpted part of the clip below to skip the coarse humor. Basically, once you turn 40, throwing a ball for a dog risks dislocation and a fractured jaw.
The jaw opens and the audio includes a yell of pain. From the floor, when the jaw shatters, you hear a wailing moan of pain. Seriously unsettling, but I laughed because there's some truth to simple innocent actions like throwing a ball resulting in injury. Someone I know was run over by a dog in a a dog park and hobbled around with a boot for a fractured ankle for weeks.

The new low in 'the left REALLY can't meme' genre. They played the most repulsive Vietnam war recordings of Hannah Hanoi telling soldiers no one cared about them, they should defect etc. Yes, the left thinks this is a clever way to insult/provoke Marines in LA! The left really can't see that their messaging and decisions are almost as disgusting as that of war time propagandist Hannah Hanoi.

So you just reported the pets had died, they are still living?
Something needs to be done about the institutional holding of single family homes. Normally I’m loathe to consider any type of market interfering legislation but it’s been banking/financial institution and FED interference that has created this mess and state and local governments facilitate it by becoming addicted to the tax base the “rising value” creates.
I’d be all for full collapse, and the forced disgorgement of at least all the single family units held by institutional investment houses. I KNOW that’s gonna hurt, but getting back to realistic valuations and being in a position where a family with one earner can purchase a place to live in the ~3-5 year salary/wage range will go very far in restoring the Republic...
