Architect behind viral ‘fire proof’ home explains how it survived

“No words really, just a horror show. Some of the design choices we made here helped, but we were also very lucky,” Santa Monica-based architect Greg Chasen shared in a now viral post on X.

The home, located on Iliff Street, remained standing while every other property on the street was completely destroyed.

He explained the decisions he made to make sure the home would survive a fire, including: keeping the perimeter of the house clear of brush, planting fire safe plants, having fire-rated walls , tempered glass windows, metal roof, building envelope fully insulated with no vents, and a concrete perimeter.

Chasen said he hopes building codes are tightened, including making roof vents and fire-rated walls to be required. He said prefabricated roof trusts seemed to perform poorly during the recent wildfires outbreak.

The Palisades where all the Industry types live will remain zoned single family.

Altadena where ordinary people live -- will get screwed.

The bales are enclosed in fireproof stucco. In addition to the stucco, the bales are tightly packed, making them difficult to ignite.

A freind of mine got a great deal on one. It is a wonderful house. Her entire electric bill for a year, in Yuma Arizona, is less than $500. That includes air conditioning and heating.

Super insulated, very secure house. Walls are about 3 feet thick.

That describes my home.

People thought I was crazy when I built it, using all fireproof drywall and poured concrete floors, even on the second level.

Wrap around porches with concrete floors and metal roof that extend out 12 ft.

The thing most people forget is how to prevent interior fires from spreading.

What I saw was a whole lot of buildings with arches on fire and falling over. That tells me they were stick frame with stucco made to look like Ctrl/South America, Tropical adobe structures. Seems like there were a lot of plantings that helped allow the fire to spread from house to house. Many had a front porch view of the ocean and back porch view of the forested hills and homeowners probably planted things around the back to blend with the hills.

I used lots of concrete, but put so much steel rebar and wire mesh in the concrete, used a 5,000 psi concrete and had fibermesh mixed in the concrete. I know, it’s overkill, but with a 6 inch thick 2,000 Sq ft slab of concrete 12 ft in the air poured like a bridge, I didn’t want to take any chances.

I did it myself, so it was quite a project.
