I think everyone knows why actual shoppers stopped going to most malls. It was the bus stops.
And who congregated where, and when. AND how they ‘behaved’ in movie theaters.
And the 'equity' relocations of Section 8 housing by Democrat administrations (Obama.) Section 8 = violent ghetto.
Notably in my area, there was a very popular neighborhood begun in the 1950's that was THE place to live if you were mid- to upper-middle class. Majority white, it was considered the perfect intact neighborhood, with low crime and good schools. It is now Section 8 hell.

Step one: Complaints that there is no public transportation to the mall and that this is “racist.”
Step Two: People protest the possibility of adding of a bus line to the mall. Are called racist.
Step Three: Those people lose. The bus line is added.
Step Four: “Teens” now show up at the mall. They fight, they loot, they’re noisy, they scare customers away.
Step Five: One store after another leaves. Eventually the mall becomes a dead mall. All those jobs are gone. All the people who relied on the mall for shopping are out of luck. I’ve seen it time and again.
I moved out of East Cobb, Georgia where my family had lived since before the Civil War. This was 25 years ago (to North Georgia) to a little county with 20K people and a few traffic lights you could count them on one hand. The prime requirement was to be away from a rail, bus or interstate line.
Since then, the county size has nearly doubled - escapees from ATL, economy has boomed, my house value has doubled and still no bus line.... and when I go to a county or city agency they actually try to help me.
