Glad you did! It grossed $16 million world wide on a budget of $2 million, and was Jennifer Lawrence’s breakout role before she turned in a “star.”

meth, disability, and taking/selling the pills you get from your “pain doc” is common in Virginia too.

“mess” of squirrel = enough for a meal

More deer have been shot here with a 22 than any other caliber, and usually out of season with the shot taken from the cab of a moving truck.

I didn’t believe that until I went coon with hunting my neighbor and saw him shoot coons out of trees that were swaying back and forth with the wind, at night.

They put a fancy sign up about proper hunting here and within a couple of weeks, someone spray painted “Poachers Rule!” over it.

Took me a while to figure out what word my neighbor was saying when he said acorns. akurns = acorns. Being from MA, I used to say car like kaa so...

There’s two kinds of mushrooms, Spring mushrooms and Fall mushrooms.

Yup, some of the farm scenery is awesome. We lived down in Douglas county off of Hwy 60 for a couple of years and saw lots of Amish. I bought my first wood stove from an Amish guy. We wouldn’t have survived one year if it wasn’t for Shetler’s discount grocery that’s owned and operated by Mennonites.

We never did make it to see Laura Ingall’s homes even though we drove through by it plenty of times. One of these days.

You’re getting off cheap!

Don’t come to TX. You’ll be floored w/home and tax prices.

If the people who had it before left because it was in a ‘’bad area’’ obviously they saw things were going downhill so they are willing to dump and run.

If you buy it that ‘’bad area’’ will probably no doubt get worse. And if the seller is being upfront about the ‘’bad area’’ warning, credit them for being honest.

I wouldn’t do it.

A nice part of Mississippi is the northeastern section. The poorest area is “the delta” in the northwest where Billy Joe McAllister jumped off the Tallahatchie bridge. Look at the map of where the Natchez Trace Parkway enters the notheaster section from Tennessee and follow it down a few counties. Those are nice place and you can make trips to Nashville or visit Florida with a not-so-bad drive. The Brice’s Crossroads Battlefield area is where the Wizard of the Saddle Nathan Bedford Forrest fought outnumbered and won a victory over the Yankee invaders. It is in the heart of the majority White northeast MISSISSIPPI.

What if I’m really nice to all the neighbors?

No. Hotter than Hell and dangerous.

Look at Appalachia. Bristol Va has some great homes for cheap. We moved to a small town in SW Va where I can walk downtown to the grocery store and watch people fly fish for trout and small mouth bass. Crime is non-existent. Everybody knows everybody.

Our family farm is in SW Mississippi, not too far from Natchez. I’ve lived there or visited there for many years. The Delta area, however, where you are looking, has never been a great part of the State. Stay away. If you are thinking of buying a house in a “bad” part of a town there, go ahead and buy a cemetery plot, too. That might well be the only purchase your family will thank you for.

If you had not asked what I consider such a silly question, I’d tell you where there is a nice house in that price range in my part of the State that some folks from our church are moving out of. I’m not trying to be a jerk, but your attitude is downright scary.

You think being “nice” to the neighbors would work? If you have lived your life in N.Y., as Pollard hints you won’t be able to even talk to the neighbors. I don’t know how many stories I could tell of people, especially northerners, who needed a translator. One visiting friend insisted on buying me lunch. I let the conversation between the friend (from New York City) go back and forth a few minutes before I stepped in and translated enough to get the bill paid. They were all smiles, and as we left, the cashier asked my friend, “You aren’t from around here, are you?”

You are a Freeper and I’m sure you are a fine person. Trust me, you are not ready for life in the Mississippi Delta.

Agreed. Our first house, we hired an inspector and he found some common issues. My BIL came over after we bought the house and he asked about the fire in the house. Said we weren’t told about any fire. We were in the basement and they had the cheap, white porcelain lamps and he wiped his finger across it and said, that’s soot.

I am really here looking for suggestions (and the numerous Freeper snark I knew would happen- some of you guys are FUNNY!)

But it’s an amazing house, isn’t it?

What are the Concealed Carry laws there?

Do not move into a town with a majority black population, or an area around a lot of them. The property values will decline, the town leadership will be taken over by black democrats and you will constantly have to watch your back for car jackers, muggers and thieves.

$200k for a house in Greenwood, MS? Doesn’t sound like property values are declining to me. I’m sure that cute couple on HGTV Is driving some of this interest in MS. But mostly it’s real estate market across the country exploding. Not too long ago few people would have dreamed of moving from NY or CA to MS. Here we are...

Not a fan of the house. If you are serious, take a look at this house. This is a house in Bristol. This whole site is a gold mine

https://theoldhouselife.com/2021/07/26/pocket-doors-and-unpainted-woodwork-circa-1900-in-virginia-179900

Why Bristol? Low crime. Economically depressed due to jobs moving out but high dollar at one time so lots of nice houses at good prices. There is still lots of things to do there. Yes, it is connected to Bristol TN. The same is true of coal areas like Tazewell, Va and Bluefield, WV and Bramwell, WV.

I called, the real estate agent said it was in a 'bad area'.

That sounds weird, why would a real estate agent try to discourage a potential buyer?
