I grew up in Baton Rouge over four decades ago. I totally get your love of traditional Southern black folk life and Delta country blues. That’s all long gone. It was deliberately destroyed by the leftists. Now Baton Rouge itself is becoming increasingly unlivable.

Why consider buying a home in one of the worst areas of the state? Avoid Jackson, Greenwood, Greenville, Vicksburg, any area adjacent to the Delta. The Golden Triangle area is nice; Columbus, Tupelo, Oxford. The Gulf Coast is a good choice, especially Ocean Springs, St Martin area, Bay St Louis and Pass Christian are great, just stay north of the rail road tracks to avoid storm surge. The Piney Woods area (that’s where I live) is a decent retirement area, but there is little opportunity for good wages. Check out HGTV reruns of Home Town. It’s about my home town. You’ll get a feel for how the folks here see life. Good luck. I’d never invite a New Yorker to move to Mississippi, but since you are Freeper, I’m sure you’ll fit in just fine.

You should rent a place in Johannesburg South Africa if you want to experience living in a hostile neighborhood. If you can hack a lease in JoBerg for six months I’d say go for it.

MS is a bad area period. It’s the poorest state in the union. It takes them years to fix a road. They’ve been working on an interstate extension. We went through MS twice about 8 years apart and they had made 8 miles worth of progress.

Try something further North if you want to be able to relate to people in any way. Indiana, Ohio, Iowa, the North half of Missouri.

I’m from MA but live in Southern MO now and it’s like we speak two different languages. They don’t understand my humor and I don’t understand theirs. They do not get sarcasm at all and will misconstrue it to be some sort of sneaky yankee insult. All they want to talk about is the woods, deer, hay, cattle, wild mushrooms, squirrels and the local goings on of so and so did this or said that.

I have found a few people that are originally from the North that I can relate to. Multi-generational Southern Missourians? not so much.

I’m very rural and think if I even lived closer to a major city, I’d probably relate to people better as that’s where people from other states tend to live due to being able to find work.

Is it the beautiful brick house? It’s nice and the neighborhood looks ok, but never buy sight unseen.

Don’t come to TX. By TX law, taxes can and definitely do go up 10% every year. The cheapest property tax in our mishmash neighborhood was $12K when I checked 3 years ago. We live in a small crappy old house that needs serious repairs and every purchase made is debated as every spare dime goes to taxes. It was a cabin that’s been added onto twice and you can tell where the additions are by the bumps in the floor and the cracks on the outside.

and unfortunately for some, meth, disability and selling or taking the pills you get from your disability doc. With those people, pit bulls are the dog of choice, not hunting dogs.

“Winter’s Bone” (2010) was filmed in Taney and Christian counties. It did a great job of realistically portraying southern Missourians.

I am not familiar with Greenwood, we live just outside of Natchez.

Knowing People who bought Houses in MS over the Internet, don’t use a Home Inspector to check out the House, use a Licensed Contractor who specializes in Home Restorations. Pay them for their time and expertise before you sign on the dotted line. It is money well spent.

Amazingly Houses here in MS are Selling again. The Market has been flat for years. Normally that only happens after a Hurricane hits the Coast and the Residents decide they need to move North.

This time around we are getting a lot of out of State Transplants, many from CA. The Joke here is that they will last two or three Summers and bail. It’s happened before.

I have actually thought about doing a web site that points out bad neighborhoods in each city for travelers. I’m sure it would get banned.

We lived in Mississippi for three years before returning to the Atlanta area. Real estate is cheap but so are wages.

While there are some nice areas north of Jackson (Madison, Gluckstadt) and around the UMiss campus...Greenwood, unfortunately, is not one of them. Abject poverty prevails in the Mississippi Delta. Property crime is a significant problem.

Mississippi natives of all races are generally not welcoming of transplants. This was explained to us several times by residents who had observed that everyone who moves from out-of-state leaves within 5 years. They may have been correct. The inability to connect with friends or to earn a respectable income had us loading a UHaul by the third summer.

Despite all the negatives I found my time in MS to be stress-free. I did a lifetime worth of trout fishing in the short time I was there, for example. At any rate, I hope this helps.
