Certainly. That 40% of the rent thing is BS. Spendable income....and I’m guessing that income don’t include SNAP and all the other entitlements. There’s a video of a homeowner who rented out his house for $1050/month. The nice tenant only had to come up with $50 and she couldn’t do that. By the time he evicted her, she’d completely trashed the place and sold off anything of value that could be ripped out.

Happened to my Brother, he was sent overseas and had a Property Managment Co. take care of his house, they rented it to a Section 8 woman with 4 rugrats and a boyfriend and within 6 months the placed was trashed. Broken windows, doors, flooded bathroom floors, broken appliances etc. When we finally got them out of there [they know all the ins and outs of the system and it took about anther 6 months to boot them out] they stole all the rest of the working appliances. Unbelivable! The school administration was disappointed that they left because they were the only Black kids in the school, BOO-HOO. We lost our Diversity.

I’m for 1099ing all payments so that it can register how much they are receiving from the private sector.
Not to tax it of course, but for it just to register.

correct, and then the lanlord must repair to hud standards. tenants responible for repairs under $100. their trick is to hold them until the yearly inspection and the landlord gets stuck with the cost of the repair. no money for rent but big screen tv and kids eating crab for dinner, take out of course.
