New verse:
Upon the hearth the fire is red, |
|
Still round the corner there may wait |
Home is behind, the world ahead, |
Too much of a good thing? Never!
OK, I'm gonna pick your brain. What did you use as criteria? Age of property, monthly maintenance costs, location?....
So, you didn't have to replace the windshield, or did you do that already and I missed it?
Did it. A month ago. 's why I'm broke...still...again.
I forget which.
1) Condos are attractive to the 55+ crowd.
2) Golf courses are attractive to the 55+ crowd.
3) Condos are attractive to people wanting something around the size of a townhouse without the rough-n-tumble problems of those types of neighborhoods.
Best prices are pre-construction. If you can't get in then go for something that is still under builder's warranty ( < 10 yrs usually). This is usually before the monthly fees get too far out of hand.
Check out the covanants and restrictions the more persnickety they are, the better. Also check to see how many units are rented. In our area rentals decrease property values a bit.
We bought in a growing area that we knew was going to have golf courses put in. Ours remains the only condo property near those courses and is the only property that is still reasonably priced. New construction on the golf course is starting at $400K for "villas" aka townhouses. Therefore we have a guaranteed market for the retired golf crowd who want quiet living (persnickety covanants) but don't want the half million $$ price tag.
But that's just our area. I think the prime consideration for a property for students would be structuring the mortgage for income. Students aren't as picky about the upkeep of the property or quality construction. You can also charge a bit more in rent becuase they're usually willing to crowd in to split the bill. At least that's how rentals worked in my college town - 5 or 6 youts packed into 2 bedroom apartments... *sigh* been there, done that. :)
At the time we had Gifford we used Hill's Lamb and Rice. In the time since he's been gone, several companies have come out with both canned and dry food for dog's with allergies. Pro-Plan has a good one for Sensitive Stomach and Skin.
Gypsy gets Dick Van Patten's Ultra-Premium Natural Balance, which doesn't contain any corn, soy, wheat, dairy, eggs or sunflower oil. which are some of the common allergens.
I'm beginning to thing Homer-dog is part dwarf... that creature can create the most vile odors.
Yeah, right. Blame the dog...
He who smelt it, dealt it.
A very dwarvish statement...
The voice of experience.
What movie was it where the old gramma farts and the dog whines and runs out of the room. The next comment is "Every time gramma farts, we beat the dog".
Yuh say that like it uh bad thing.
It was either "10" or "Foul Play."
I think it was "10."
I originally rated the knife as "A-", due to the smoothness of the micarta handles. Today, I found a needle file that exactly matches the grooves in the tang. The handles are ground down, but material still extends above those grooves.
I filed down the handle to match the square notches in the tang. This made for a HUGH increase in grip security. I still have two other large areas to do on this particular knife, but I can see it will work out beautifully. Here's a comparison with an unmodified knife:
This modification lets me increase the knife's grade to a solid "A". It will take me about two hours per knife to do it right, but I won't begrudge that effort for our troops. Actually, it makes me happy to make something good even better.
I'll post pictures as soon as the first knife is engraved.
Great work winmag!
You're right... It was the priest at the church and the gramma was serving tea.
We'd also be looking for something not too far from campus and close to the bus routes. He'll do some looking when he gets back, but we wanted to give him some parameters.
One of my friends has that sort of deal; she manages somehow to pay the monthly mortgage but they helped her buy the place... sigh... it must be nice. I hate renting, seems like such a waste of money.
An elegant solution yet again, MisterMag. :-)
Ebenin' Ebellybody! [sip]
I'm not sure, but I think the nightmare of Sarbanes-Oxley may be behind me for this year. Just in time, as it would happen. :-)
Wow, so you get two whole days free of that horror?
