I am an officer in the POA where we live. We don’t have crime or drug dealers or boats and junk cars in people’s yards. Everyone gets along just fine.
Personally, I think that $75 a month POA dues that pays for yard service, fertilization, and front gutter cleaning is well worth the price.
Of course if you value the neighbor with a refrigerator on the front porch, you shouldn’t live in one.
I have lived on many Navy bases where it is sorta an HOA. So now that I retired, I seek them out. I like them a lot. They keep the areas very fine tuned and run well. Sure I am going to paint my home soon and had to ensure that I had a month prior to paint in order to get the HOA ok but big deal. Nobody goes and just buys a can of paint and starts that day anyway. As far as the lawn goes....sure it must be kept well but who wouldn’t want to keep their largest and most important investment up to high standards. My home in Arnold Maryland is being rented out but when I put it up for rent, it went in like hours and I think the HOA was part of why it rented so fast and why I was able to ask for rent on the high end. It is worth it overall if you care about your living conditions. We are in Florida living in a gated HOA community and when I go into regular neighborhoods, I feel for them.....so many homes that are run down and falling apart with grass that is weed covered or dead grass in many cases. But in our free country it is too each their own.

When the HOA went from developer to owner control I ran for a seat and lost,, the winners have been after me ever since ,, see me as a threat of some kind. The worst thing is that they can’t be unseated , the minutia of the voting rules is so involved that a majority of ballots are discarded as improperly voted ,,, basically they decide which ballots to count and which to pitch... welcome to Amerikka in FloriDUH.

This is not an issue of liberty, because as any middle school civics student should know, your liberty is the freedom to live in an HOA neighborhood or live in a non HOA neighborhood. There is no shortage of either.
It’s not an issue of government, because it is voluntary, and government compliance is not. Period. Game, set, match, drive safely.
There is nothing conservative about HOAs, they have not been around long enough. They are, however, a feature of libertarianism, and libertarians style themselves as conservative. Could that be what you are thinking of?

Yeah some dumb asses wanted to get rid of the gate guards (from midnight to 6am) to save 20K a year for 24 hour a day at South gate....We have 3 entries all are occupied. This was after they said we had a million in the bank reserve. I got up and explained why we must keep all 3 gated and was able to get it voted down so that all 3 gates continue to have guards 24/7. It was so ridiculous. The reason my family is in a gated community is to have that person their asking questions on vehicles trying to come through.
My dad ended up the president of his, mostly because no one else wanted it. Whenever some one complained about the rules, he told them that if they wanted to disband the HOA, just bring up the motion at the next meeting and he’d cast the first vote in favor. No one ever took him up on it. He was glad when his term ended, too. Mostly it was being referee in neighbor disputes.
A babysitter is an outside contractor who comes in your home to provide service, like a plumber. A home-based day care takes money at that address for services provided to someone else who drives to that address and receives services at that address.
I have always heard of co-ops in NY, but never here in CA. I don’t think we have them.
