If the owner doesn't want tenants that sell animal products, etc. that's his right, as long as it's in the lease and isn't something he came up with later. But I'll bet that allowing insects to overrun the place is a building or health code violation.

Actually I'm pretty sure that at one time there was a butcher shop that had been there for a long time and when the new landlord took over they had to move.

I don't remember all the details, it's been a while, but I think that when the new owner took over most of the businesses had been there for a long time and were loath to move. Clearly they had a choice but you've been in the same location for 20 years, you incur moving expense, have advertising and miscellaneous expenses and probably lose some customers.
