'Smart growth' plan's perils

Scant attention has been paid to legislation currently working its way through Congress that would institute a $250 million grant program to federalize no-growth (euphemistically called "smart growth") regulations nationwide. The result would be devastating for small property investors, both urban and rural.

The Smart Growth Plan was on the March 12th ballot of the Phoenix Special Election as
"Growing Smarter Plus" (Prop. 100).

This passed with no problem.

Two weeks later, our Mayor, Skip Rimza
gave his State of the State speech and mentioned this
with only the following sentance,
careful not to call it by its REAL name:

Our voters passed a General Plan (SMART GROWTH)
giving us their blessing for our plan to handle future growth.

I might mention that Skippy and family own RIMZA REALTY!

This scary bill is just another reason why we must maintain control of the house and gain control of the senate this fall.

Then, these anti America/American enviral nazi bills will never see the light of day.

Hitler as one of the first enviralists had smart growth for the German people and even had a fuel efficient vehicle for those who could afford an auto in the control areas.

That vehicle was the Volkswagon. The people at night listened to their free Volksradios to hear how good life was for them as per Herr Goerbel's propaganda.

Thanks for the post, JH2, and thank you for the ping, madfly.
I live in a "smart growth" area. It's not fun.
So-called "smart growth" creates gridlock on the streets, so then we "must" have light rail.
So-called "smart growth" creates a shortage of property, so then we "must" have high density housing and/or smaller lots on which to build. Here, the average lot size is now measured in square footage, not acreage.
So-called "smart growth" creates high cost of land. Many can not afford to build, so they rent. Rental costs are about the same as a house payment, but many don't have the huge amount of money for the down payment on one of these expensive "starter" homes.
These are just a few of the consequences of so-called "smart growth".

So-called "smart growth" is not smart.

"The Community Character Act" - Senate Bill 975, House Bill 1433 - would require local governments to implement land management plans using model "smart growth" statutes provided in a 2,000-page "Legislative Guidebook" developed during the Clinton Administration by the American Planning Association, a no-growth trade organization, with almost $2 million in HUD grant money.

I agree with Steve Chabot's concern regarding the potential impact on property rights and small business, including minority-owned businesses.
