Canandaigua, N.Y. — A woman is charged with first-degree identity theft for a months-long scheme, according to the Ontario County Sheriff's Office.
Nichelle Beale, 48, of Canandaigua, used another person's identity to rent a unit from Candlewood Apartments on County Road 28 from May 1 through Aug. 13, 2025, the sheriff's office said. She also failed to pay rent and utilities, stealing more than $6,000 worth of service from the complex. The sheriff's office said Beale was arrested Monday and taken to Ontario County Jail, where she remains in custody as she awaits arraignment in CAP court.

I sold off my rental. Constant issues, damage, non-payments, small claims court. Diverted the equity into other non-property investments. People suck. I’m sure there are better rental opportunities out there, but it’s not exactly easy money.

Activists hate landlords and accuse them of being ruthless, money grubbing pricks. The truth is that tenants are worse, and if you are not ruthless toward them, they will eat you alive.
I hear you. We have been tempted to do so because I screen applicants to the absolute max which red state landlords would find over the top.
Average time to find a reasonably responsible tenant is now well over 6 months going through well over 200 responses per each. The vast majority of renters “let their financial hair down” during the Plandemic so now the chickens are coming home to roost with terrible credit scores, poor rental history, drama galore, etc. I guess not paying your rent and using the expanded unemployment benefits to go on cruises, buy high end electronics, etc. wasn’t such a good idea after all.
Yeah, well. The rules of 2019 also made it much, much more difficult for landlords and took away a great deal of private property rights. For now you can still discriminate against SMOKING which, oddly enough in the renter world, often accompanies other malfeasance.

Sorry - don’t understand what service they’re talking about. Utilities would be shut off for non payment along with eviction of the tenant for non payment of rent. All this but was allowed to stay????
not paying rent nor utilities should be considered “theft of services” but here in New York State, it’s just considered a civil matter and you have to go through the legal process of hiring an attorney and wasting months and months of court time.
It should be considered trespassing as well—criminal matter, but bleeding hearts here don’t think so.
