Two alleged squatters served up a $25 Shake Shack receipt among several pieces of evidence they claim shows they have legal rights to live in a $930,000 New York home.

Rondie L. Francis and Lance Hunt sued Denis Kurlyand and Juliya Fulman, the owners of the duplex on Lakewood Avenue in Jamaica, Queens, on March 14 after they were kicked out of the property.

Francis and Hunt claim they have a lease, paid rent and have been illegally locked out.

They filed several pieces of evidence in Queens County Court, including an application approval letter, a rental lease and mail that was addressed to them at the home.

They also produced a screenshot of an Uber Eats receipt from the Jamaica Avenue Shake Shack for $25.27, purportedly showing they had food delivered to the address in January.

The pair wants a court to force the owners to give them a key to the front door, or grant them permission to change the locks.

The suit lists the starting date of the lease as Jan. 1, 2024, claiming the men received an application approval letter and a lease from Top Nest Properties, the real estate company that handles the home.

Huh, not a problem in Texas

Texas Governor Greg Abbott issued a fierce warning this week for squatters in the state.

“In Texas, anyone ‘squatting’ in your home is breaking the law,” Abbott wrote in a post on X, formerly Twitter. “They are criminals violating TX laws like criminal trespass & criminal mischief (Tex. Penal Code 30.05 & 28.03).”

“Also, the Texas Castle Doctrine empowers Texans to use force to defend themselves & their property,” he added.

Abbott’s post comes amid the growing conversation surrounding squatters’ rights compared to the rights of property owners throughout the United States. In recent weeks, several states have seen incidents involving homeowners’ attempts to remove squatters from their property.

So you bring in these company execs and ask them under oath if they made this agreement. When they say NO you JAIL the squatters, why is this so hard?

If you shoot the squatters dead, it’s then up to others to prove they were legally there.

And you have the tax payments and title to show.

If you live in a lot of states, it seems you can lose your home from a trip to the store or an evening out with the family.

Not in Tennessee. Squatters must prove that they have lived at an address for at least seven years.

Otherwise, they are simply thieves and/or home invaders.

Let me guess: A New York judge will accept this as evidence and rule the owners have to hand over the keys to the squatters.

I suspect it is a tactic being taught as a preview of civil forfeits. The right of the masses over the rights of individuals. Poor people have the right to live comfortably. You don’t own anything and be happy about it.

There is a photo of the owners in the story.. She’s not guilty but he has that lib look to him.

I wonder if he is the same Denis Kurlyand that was involved with Mission Settlement Agency. A credit “repair” company that screwed their clients worse than if they had just done nothing. (google his name. the suit is the first result)
