No more than 2 time the rent permitted in my state.
of course that is to seal the deal, then the first months is required for the key.

absolutely.
Sometimes it is best to cut a really numb client loose.
Less problems in the long run.

I didn’t know any states had that requirement. Which ones?

I did other content for him. He pays well. And that’s a step up from people arguing “but it is exposure!” Honey, rent isn’t paid in “exposures”.

I am looking at the ocean from 3 rooms in my condo in downtown Oceanside. I can walk to the beach and many services downtown where hundreds of marines walk around., Many military retirees keep this from being liberal stronghold. My family is in Cal. Yes there are shitholes and democrat BS, but my quality of life is great.

Come to Pacoima Ca if you want to see first hand what section 8 housing does to the neighborhood. About half of the residents don’t pay for trash service, they dump it on the parkway or at the curb and it sits there til the City comes and cleans it up, usually 2-3 months.

We had a vacant house (which we inherited). Rather than renting it out and having it either trashed or turned into a meth production factory, we just kept it up (getting the grass cut and kept in a good state of repair) and left it empty, until such time as we decided to sell it. Sometimes making a few rental dollars isn’t worth the hassle and the bother to others in the neighborhood by moving in a nuisance on them.

“I predict that there will soon be a shortage of rentals in California.”
no kidding ...

Not waiving the credit check, but waiving the required score because of “other” factors.
Example: Advertise that applicants need a minimum credit score of 775, to keep the section eights away, then rent to a candidate who is working and solvent but has a 725 score.

Never advertise minimum credit score.

Never advertise minimum credit score. Why not? Vets out the undesirables (or many of them; maybe not lawyers or RAT politicians).

How to drive down property values (and tax base) with one stupid law. Our HOA wiped $100K off the worth of each of our homes during the Obama recession, when people who needed to move couldn’t sell readily (now they sell in 7 days tops); so the Board started allowing rentals, and the County swooped in and forced Section 8s on us. What a disaster. All those HOA by-laws? Renters don’t give a crap.

Why do we continue to criminalize and penalize and have bias against people who are poor? Mitchell said after the bill cleared the Senate.Because they trash the places where they live and move out at night?

The reason people don't want to rent to Section 8 tenants is a large percentage of them destroy the property. Maybe the corrupt white liberal elites press could run some pictures of what places look like when Section eight people move out...
