New York City’s suburban housing markets are heating up in anticipation of the upcoming mayoral election on Nov. 4.
Zohran Mamdani, a Democratic Socialist, is leading in the polls, and his housing policies have some wealthy residents eyeing the exits to the suburbs.
Zach and Heather Harrison, Westchester-based real estate agents representing The Harrison Team at Compass, are already tracking a spike in Manhattan residents reaching out about suburban properties.
"We are absolutely seeing a correlation between Zohran Mamdani’s surprise win in the Democratic primary and an uptick in real estate interest in Westchester," Zach and Heather tell Realtor.com®. "Since the summer, nearly every buyer from the city we have taken out to see homes in Westchester has mentioned the mayoral election as one of the drivers for shopping in the suburbs."
Since Mamdani’s primary victory in June, sales going into contract in Westchester County are up 15% compared to the same period last year, according to The Harrison Team. Local agents are already calling it the “Mamdani effect.”
"The current environment is giving buyers and investors a reason to reconsider their next real estate move, and turning to Westchester as the main attraction," say the couple.
Not that it's cheaper in the suburbs. Westchester County, just north of New York City, has a median home list price of $729,999 as of August 2025—well above the national median of $429,990.
The core of Mamdani's housing agenda
Mamdani’s sweeping housing proposal calls for a $100 billion investment over the next decade, paired with the construction of 200,000 new publicly subsidized, rent-stabilized units.
He has pledged to impose a multiyear rent freeze on rent-stabilized apartments and to double the capital budget for the New York City Housing Authority to preserve public housing.

Watch for Madmandani and his puppet masters to follow the Kalifornia model for new housing projects. Just burn a large sector, have a benefit fundraiser for the victims, funnel the benefit $$$$ to your favorite nonprofits, and then announce that the only permits that will be allowed is for affordable housing, low income housing.
AND, the sooner you pony up the usual and customary 10% for Madmandani and his puppet masters, the sooner those affordable housing permits will be approved.
I will ask again: If NYC elects that man and the city get knocked flat on its back, how does that harm people in red states?
I admit it would be morally wrong for red states to force that man on NYC as mayor but that is not in play. Electing him mayor will be a self-inflicted harm and is something, apparently, that good people are not going to be able to stop.
We are hurt when those rats flee the sinking ship and bring their democrat plague with them.
Colorado was a red state up until 2008.
We will know the truth when it is determined if real estate prices in NYC increase or decrease over the next year.
As for people moving from NYC to Westchester, it is a drop in bucket as very few NYC residents have the means to sell their NYC home, and buy in Westchester.

Cant blame them for leaving. Id already have my house on the market in anticipation of it..and the second he wins Id just leave. As a Jew I would NOT feel safe in a Mamdani NYC, he will empty the prisons, you will have mass shootings a few times a day in NYC, the cops will be gone, Jews wont be allowed to roam free they will have to leave, at least the ones who didnt vote for him, the Jews who did vote for him will learn a harsh lesson in what happens when you vote for a hamas loving prick
