Why are homeowners losing coverage after installing solar panels?

A homeowner’s plan to make his home greener by switching to a heat pump and installing solar panels in 2023 took an unexpected turn when his then insurance company, CAA, nearly cancelled his policy over the upgrades – eventually pulling coverage entirely due to the solar panels.

A CBC News report cited Adam Szabo as saying: “I was confused, of course. I’m like, ‘What do you mean?’ It just doesn’t make sense, right?”

Szabo’s desire to boost his property’s value, reduce environmental impact, and lower energy costs was overshadowed by insurance complications he didn’t foresee.

Tell me about it. I got lucky, they did it right. But I also required them to put the dish over a porch, so the damage from leakage would be far less. Not the best signal, though.

How do solar panels degrade a roof?


By poking holes in them, by adding extra weight to your roof (possible structural problem), by providing homes for squirrels and coons etc

IIRC about 2-3 lb/’sq.

Racking systems are generally engineered for 90-110lb/’sq load and 100 mph wind lift.

Hailstone damage + more likely roof leaking damage = markedly higher premiums.

A properly installed solar racking system actually adds to the strength of the roof as it increases the number of cross-tie points in the truss system.
And if your roof can’t handle a 2-3 lb/sq’ load then you are in trouble. A 2x6 hip truss roof could do way over 150lb/sq’ load - think feet of snow.

BTW - I do this for a living. Not so much where I live now but I've installed about 60 residential systems, and several utility scale systems.
Never has the AHJ (Inspector) ever worried about a PV system weakening a structural roof.

protect yourselves and your roof. never let ANYONE convince you that bolting something to your roof is a great idea. it isn’t.

Agree 100%. Years ago, a Direct TV installer wanted to put the dish on my roof. Told him wasn't going to happen. He put it on a post in my backyard.

The fireman response is significantly complicated by the presence of solar panels.

As an aside, solar panels are, in their current state, bad for the earth in building and trashing and bad for the pocket book.

Why would that be a problem if it is to code and done by a licensed electrician? It is no different that putting an addition on your home or remodeling.

IMO the Return on Investment on installing Solar on your roof is not worth the cost.

That's my opinion too, in spades. Apart from sending more money to China and supporting near-slave labor, the cost savings are very minimal if you analyze their cost. What interests me is why the energy companies have bought into the scam.

Most are good to an inch and a half hail diameter, after that bye bye

Firefighters will just vent the other side of the roof, it’s not that big of a deal for us. Unless you installed them yourself and didn’t leave the 18 inch walkway, then it’s an issue (a little)
