Collecting the rent in advance is the easy part. There’s no such thing as an “immediate eviction” in any jurisdiction, as far as I know.

Nope this is NYS. No such thing as immediate eviction. Also you can only charge so much for late charges, rental application fees, security deposit. You have to give the tenant 60-90 days notice of non renewal which too will soon be outlaws as well with the pending “Good Cause Eviction” looming.

I’m retiring from my main gig this November and we are strongly thinking of 1031ing the rental property here into rentals in Alabama instead.
