I've been predicting this for months. I currently have a vacancy and the NYS tenant pool is shallow, needs bleach and contains several baby ruths.

14% of the respondents are qualified to move from the pre-qual to the actual application!

Plus they can declare a “moratorium” on evictions any time they want so that tenants can stop paying and get free rent.

This isn’t about fairness. It’s about the gradual taking of private property and merging it into the collectivity. A kind of slow march to communism since they don’t have the courage to openly declare their intentions.

P.S. for those of you that dont’ know, they’ve already outlawed screening based on evictions (sealed these records) and now are getting ready to outlaw screening based on criminal activity.

This is nuts. What is the point of maintaining credit history if one extending credit cannot check it?

Many politicians have bad credit histories. Look at all the bounced checks in the house and senate. No wonder they want to outlaw checking a prospective tenant’s credit history.

In that case, I’d require the prospective ‘tenant’ pay at least half of the lease period rent IN ADVANCE. OR the tenant can provide me with a copy of their most recent credit report from one of the big three.....

This type of law *increases* rents.

After all, the renters who pay their bills each month would have to subsidize those who don’t.

We shouldn’t fall for the idea that this is a case of renters vs. landlords; the actual contention is between “renters with good credit” vs. “renters with bad credit”.

As a renter I’ve never sought a place in any high rise or thru a commercial renting agency. Rather I look for the rentals by homeowners.. Even from landlords who don’t advertise and there are more than most realize who don’t.

The key of course is to have a good history and references from former landlords. Know your former landlords. etc. And take care of the rental as if it was your own properity.
