Affordable housing in California now routinely tops $1 million per apartment to build

More than half a dozen affordable housing projects in California are costing more than $1 million per apartment to build, a record-breaking sum that makes it harder to house the growing numbers of low-income Californians who need help paying rent, a Times review of state data found.

The seven subsidized housing developments, all in Northern California, received state funding within the last two years and are under construction or close to breaking ground. When completed, they will provide homes for more than 600 families.

But their exorbitant price tags mean that taxpayers are subsidizing fewer apartments than they otherwise could while waiting lists of renters needing affordable housing continue to grow.

“That is untenable,” said Assemblyman Tim Grayson (D-Concord), who is writing legislation aimed at simplifying state affordable housing financing. “That is not a sustainable model. We have got to do something to reduce the cost.”

In comparison with private sector development, low-income housing is often saddled with more stringent environmental and labor standards. Affordable housing projects also frequently face high parking requirements, lengthy local approval processes and a byzantine bureaucracy to secure financing.

Despite promises by Gov. Gavin Newsom and other state officials to rein in costs, they haven’t made comprehensive changes to address the factors cited by The Times, whose findings are similar to those of auditors and academic researchers in recent years.

Housing the homeless in California is a hill too high to climb.

They will have to proceed to the solution seen in the movie, “Dr. Zhivago.”

The comrades were housed in the large (formerly private) houses of the FORMERLY rich. The communist party decided how many comrades would live in your mansion with you. The communist party also decided which part of the house (no longer yours) you would be permitted to occupy.

All the millionaires in San Francisco will have to be FORCED to take in the homeless to live beside them in their mansions. Private ownership of those mansions must be outlawed. The comrades need housing !

Building anything in CA. has become ridiculous there are SO MANY regulations the costs are outrageous!! A STUDIO apt. in CA. ONE ROOM and a bathroom runs between $2,500.00 to $3,000.00 who in the hell can afford that!! It is no wonder people are homeless!!

California could cut prices 20% or more off the top if they buildes were not burdened by CEQA, California Environmental Quality Act. Maybe 25%.

Affordable to whom?

All that “affordable” means is that the taxpayer gets stuck with the bill, no matter how high it is.

No way it should cost $1 Million per apartment. CA is the worst.

Although, a builder friend of mine (in FL) told me that for every “affordable” house they have to build they lose $25,000. This was 4 years ago. They have to build so many affordable house for every house they build that’s “non-affordable”.

Affordable Housing in California??

1. It takes a Minimum of 1 year to get your initial permits and it will cost you at least $100,000.

2. When you get your first initial permit, Grading for me, it will likely cost you $100,00 - $200,000 to comply with that permit. For me it was $150,000

3. After all this is done, you can start on getting your actual building permit, that will take another year and cost anywhere from $50,000 Up.

4. After 3 years and a few hundred thousand dollars, you can build your home on your property if you managed to hold out that long and had the money to comply with everything they require.

all housing in CA is unaffordable:

1. nat gas is now illegal, everything MUST be all electric ...

2. all new housing MUST have a net zero carbon footprint ...

3. all new housing MUST include fast chargers for EVs ...

and not JUST in CA, that bullshit is now the standard in most colorado communities as well ...
