New California bill would impose 25% gain tax on house flippers who sell within 3 years

A state law maker from San Diego says short-term investors are contributing to the housing crisis. Now he’s introduced a Bill he says will give average people a chance to own a home again.

Flipping houses is nothing new. You purchase a property, make necessary changes and then sell it for a profit.

I completely agree. This tax assumes that flippers are somehow evil.

That is a fact. There’s a reason CA’s legislature recently passed a bill allowing homeowners to build a second unit on their residential lot, and it ain’t to facilitate grannies annual visit.

Next year they will require each homeowner with as little as an extra bedroom take in a homeless person.

The proponent of the new law also fails to realize the municipal tax base will increase with the remodeled and renovated properties v. previously dilapidated properties. Sales tax revenue also decreases with fewer purchases of construction materials.

They ruined the front range and much of the near-western slope. Further west it’s still a great place to live. 20 years ago we left Denver for the near-western slope and things were great. The secret now is to be too far from the front range for daytrippers to visit, which we did two years ago. Prices here lower than front range, and lots of great conservatives here.

I imagine it’s similar in other states.

Yes, it is negotiable, but with 3% as the baseline. I’ve sold a house on my own before and am aware of what goes into the transaction. The fees, even at 2 or 2.5%, are way too high at current prices.

We moved to Larkspur to get between Denver and Colorado Springs as a means to escape the stupidity that is Denver. Didn’t work. The Kali nuts moved in as much as anyone else.

We now live in Florida.

Another bonus, we get our produce locally, which means less food shortages. These people take care of their own out here.

There was a guy from Houston who came to Buffalo and bought up a lot of decrepit houses, maybe twenty or thirty, on the East Side (read 'slum'). The houses were dirt cheap compared to what houses cost in Houston, and his idea was to take a house, fix it up, sell it, and then plow the profits back into another house and repeat the process. Here was capitalism doing what the city wasn't able to do, improve the housing stock.

So, what did the city do? Did they embrace the guy? Did they understand what he was trying to do? No. The Housing Department went in and slapped the guy with housing violations on all the houses he had just bought. In one fell swoop, they hounded the investor out of town and discouraged anyone else from trying the same thing. It was amazing.

Florida has been great so far. I’ve lived in the South much my life and the family is from here so it’s home. Colorado never felt like home. It was a career and a nice place to live in the early 80’s, but it was never home. Florida simply has more opportunities for what I do and want to do. Certainly not land locked like Denver.

The last flip we did was in Colorado. Mountains were dead in 2012, bought a little place, spent a little dressing it up, new furnace. Rented it for 5 years, sold it for an almost net triple! Took the money further west where things are still cheaper and invested in some land.

Eventually Dems will ruin it all but I think we’re good here since we’re old now and 225 miles from any large city.

These stupid politicians never think about the downstream consequences, like all the service providers, contractors, and suppliers that DIYers use. Lost business and tax revenue will result in less total tax revenue.

I hear you, I grew up in Texas. My home town is ruined now, it was 50k when I was a teenager, now it’s about 380k.

The old family ranch is isolated enough but no close medical care. Good luck with Florida. The gumption to go where needed is necessary these days.

I am conflicted on this. On the one hand, I don’t like tax as punishment for behavior. On the other hand, there are a lot of corporate purchases taking place from shadowy groups that are artificially raising prices in various markets and limiting supply with their purchasing power etc.
