The mortgage interest deduction is something that some folks
don’t quite grasp.

Homes cost more than the payments. The upkeep of them, the
supplies, the furniture, the appliances... These all help
finances cities, counties, and states.

It’s available to anyone making enough money to afford house
payments. It doesn’t matter what race, creed, or religion
you are associated with.

It keeps you grounded, working at a regular job because you
have responsibilities. It produces better family situations,
better communities, and a more healthy national environment.

I’ve never been able to take advantage of these types of
interest payment deductions. It doesn’t matter. My
communities have been better off because others could.

We had better cities, police, libraries, schools, businesses
and the like.

Those businesses that got business from home owners paid out
larger federal tax payments based on the business they did
with home owners.

The man was a certifiable nut-job when it came to getting even
with people he judged to have gotten too much in life.

His race baiting was as caustic as it gets.

The rich people that own these ocean front homes have been getting cheaper subsidized insurance for 100 years.

Multi million dollar houses have been getting rebuilt on the exact same patch of sand where the last house was destroyed by the hurricane.
My idea has always been that you get ONE payout on a specific location from National Flood insurance. So, you get your check on the specific geographic location. IF you decide to rebuild on that location, it is all on YOU.

So, yes eventually only the mega rich will be able to afford direct ocean front real estate. What will eventually happen is the house in the second row back, or third row becomes the ocean front house.

This also goes for flood plains along rivers in the US. Why are we continuing to pay for people to rebuild a house in the flood plain of rivers? This also goes for places like the 9th ward in New Orleans. We paid to rebuild $30K shot gun shacks that were below sea level. We should have condemned the whole area and moved the people to higher ground.

We just sold our ocean front home on the west coast of Fl. It’s not just flood insurance. Wind insurance is a killer, property taxes are high, homeowners insurance is outrageous, even auto insurance is burdensome.

Moved to Tennessee. Love it. Except that our governor isn’t quite as good as DeSantis, overall, much easier lifestyle and much easier on the bank account.

Next up: Jacking up insurance rates for anybody living within 200 feet of a tree. Can’t be too careful with forest fire hazards.

This has already happened in California. I live in a coastal town. I live in the city. Not up in the mountains. Not at the ocean. My rates went for say 22,000 a year for full coverage home insure to getting dropped by my insurer for the fire threat in our area (this happen to many Californians last year.). And the absolute best rate of coverage I could get that didn't in factor in some critical coverage was $64,000 a year to cover my home. So I had to get something called California Fair Plan for just fire insurance. A separate earthquake plan and though in an umbrella. This didn't even cover items within the home. So. I back paying around 24,000. For an adhoc plan with several insurers and crossing my fingers it doesn't get even worse.

In fact my insurer said the only reasonable pricing rates she was starting to come up with for my town were close to the ocean. (Because of the lack of the fire danger there.). It sounds like that is going to get worse than even my insurance. Glad I didn't decide to move.

IMO > If you live in a hurricane prone area, you need to be
sure to have your home built ruggedly.

There were areas in New Orleans I wouldn’t have signed off on,
related to building homes there.

I get the impression that a lot of that lost area was not
rebuilt. (I may be wrong on that.) If not, I think they
made the right decision.

I think more in terms of a cement edifice that includes
sunken pillars to 30+ feet, and the home built about 15-20
feed above normal sea level.

There should be shutters that can cover windows around the
home. The roof should be rated to 200 MPH.

If it were my home, I’d want some sort of solar and batter
setup so that during the period power was being restored,
I’d be just fine.

I’d also have an interior room cool enough to serve as an
indoor cellar.

There are other things that could be done also.

That is unbelievable. We are on the San Fran peninsula, your normal wooded suburban area near a little town. We have a small 1,600 sq foot rancher on a quarter acre lot. Our rates were $1,100 per year for years and years, but it went up 20% this year, now up to $1,500. We have good fire service in Santa Clara County. If rates hit what you are paying, that will be the last straw for us.

I agree with your take on things.

California has to build to earthquake specs.

Florida should have to build to hurricane specs.

That property is wonderful, but it comes with high risk and
owners need to build to a code strong enough to protect them
and the national piggy bank.

Most of the actual ocean front homes here in NH are owned by OLD RICH PEOPLE. They know they can not take it with them, so might as well spend it.

My son lives in Rye, NH. Two former governors(Judd Gregg and Craig Benson) own ocean front homes with a mile of the place my son rents. There are very few people under the age of 60 that own the actual ocean front houses. Most people that own the houses very close to the ocean are in their 70’s & 80’s.
Many of them inherited them. Old money.

These houses are also very expensive to maintain. They need constant upkeep. The winter storms, salt spray and sand literally beat the crap out of the structure. They need to be painted much more often than a regular house even a couple miles inland. The windows become pitted because of the salt water and blowing sand. The exterior electric deteriorate within 5 years.

The largest and most expensive($5M+) are owned by the very rich. I was speaking with an owner about a month back. He had bought his house(the third back from the water)40 years before. It was just a seasonal non insulated house when he bought it. He told me the brand new house that was directly ocean front was owned by a person that also had a lake front house in central NH and another house in Florida.

You mentioned rivers, and I think we could come up with other
types of situations also.

People/builders need to be responsible for their properties.

The feds shouldn’t have to bail folks out.

If you live in Tornado alley, build accordingly. I don’t
believe that homes there are required to have a storm
cellar of some sort, even just a basement safe-room.

I’ve considered the possibility of a subterranean home
built underground on three sides, with a very strong
window section on the fourth.

You would have relative safety and as much light as you
needed.

You can also install the solar lighting systems that
run sunlight through conduits to the more remote rooms.
