This happens a lot, because of the way trusts and powers of attorney are set up.
One egregious example I heard of years ago was of a farming couple with several children, who put their farm in a trust with the idea that it would be in the name of the eldest son, who would treat his siblings fairly and keep the farm together for their mutual benefit.
As soon as they died and he became trustee, he immediately sold the land to a developer and kept all the money for himself. His siblings took him to court and lost.
Though it is not currently done, about the only way around this would be for a judge to use the business law principle of “unconscionability”, which is a unique principle which says that if a contract is forced to be carried out, that the result would be patently unfair to one, but not both, of the parties involved.
However, as of now, if someone becomes a trustee or has power of attorney, it pretty well means that they answer to no one, and the courts will enforce it.

Something similar happened in Dallas many years ago. Man rented his house to a lawyer. Lawyer stopped paying and he had to default on the loan. Guess who was there to bid and get the purchase for the house? The lawyer paid cash.

I would never rent to a lawyer or a social services employee. They have the knowledge and the tool at hand to cost you a lot of money and take your property and generally the morals to expedite that.
